Zoning Changes

~ A Zoning Change has been requested to allow a Salvation Army Thrift Store to Open in the AJ??™s Shopping Center 7th Street & Thunderbird Rd.

Many residents of the area do not support the opening of the secondhand thrift store in this area. Nor do they support a Zoning Change which can set a precedent for future changes to come.

The re-zoning hearing was requested by Dr. Edison/ EG Investments LLC and the Salvation Army Capt. James Boyd. The meeting was held on the Thursday Feb. 8th at the City of Phoenix offices 200 W. Washington Rm C. The Zoning Officer at that meeting said ??œI will take this under advisement and have a decision made and inform everyone by Friday Feb. 16th.???

It is necessary to contact your City Council Person Peggy Bilsten at 602-262-7441 to voice your concerns and a follow up via email peggy.bilsten@phoenix.gov as soon as possible.

Concerns and talking points are:

?· Zoning ordinance changes may allow other types of restricted business to now come into the area. The present zoning has stood for more then twenty-five years without problems so why is it necessary now.

?· A secondhand thrift store mixed with a high-end retail stores has a negative affect on the area.

?· There are several upscale anchor stores and businesses in the area to include: Pointe Tapatio Cliffs, AJ??™s fine foods, Starbucks, several restaurants.

?· The upscale retail stores and restaurants may suffer a loss of customers due to a secondhand merchandise thrift store and may close or relocate to a better area.

?· Residents in the nearby neighborhoods oppose this location for a secondhand thrift store.

?· Property values may go down over a period of time due to the negative affect.

?· Crime may become more of a problem with the lowered property values and a change in the neighborhoods.

?· There is an adequate number of secondhand and thrift stores already located within a reasonable area of travel from this location.

?· The four people who spoke in favor of the zoning change at the hearing on Feb. 8th all had something personal to gain from this zoning change.

?· We have never had a secondhand store in the area for over 30 plus years, and no one has ever felt the need for it then nor do they want it now.

?· The posting of zone ordinance change sign was not visible at the streets.

?· Failure to notify residents in nearby neighborhoods about this zoning change.
