The Board of Directors soon realized that managing the subdivision is really a full time job. After reviewing proposals from several property management companies, the Board hired Sonny Myers with Prudential Parks & Weisberg.

Sonny will be handling all aspects of the subdivision such as deed restriction violations, managing the contractors who do our mowing, etc., and collecting the annual maintenance fees from the homeowners. Sonny Myers with Prudential Parks & Weisberg will now manage all issues. The Board of Directors will be working closely with Sonny as we continue to improve our Residents?’ Association.

Your Vote Counts!
Since the Board took over the homeowners association from
the developer in July, there are many items that we need our
homeowners to vote on. For instance the by-laws of the subdivision
are currently written to support the developer. These by-laws need
re-written to support the association.

We are planning to conduct a vote by mail-in-ballot. Items that may
appear on the ballot this fall include:
Updating the by-laws
Quarterly collection of waste removal costs
Implementing fines for violation of the deed restrictions

Open Meeting
Mark your calendars for Saturday, October 26 at 10:00 a.m. We will have an open meeting for all homeowners at Northeast Christian Church. The Board members and Sonny Myers will be present.

Watching YOUR Dollars

Your Board of Directors are working hard to spend your annual maintenance fee wisely.
We are saving many dollars by producing and distributing this newsletter ourselves. Please know that the postage savings alone is over $50 by placing it in your newspaper box instead of mailing it.
We are researching the costs of providing a unified trash service for the entire subdivision. This should provide a considerable savings to each of our households.

participating in the neighborhood committees. We are just
beginning to get them organized, and we will notify those
who have expressed an interest in the near future.
If you are interested in participating in any of these committees,
and you have not already notified us, please contact us.

Upon purchasing our homes in Silver Creek we were all made aware that this is a deed-restricted subdivision. We are all required to adhere and abide by these deed restrictions. The purpose of the deed restrictions is to maintain consistency throughout the neighborhood, provide a safe environment and maintain our property values.

Sidewalks, Curbs, and Street Paving

The curbing and streets of Silver Creek sections 1 and 2 will soon become county roads. Prior to the curb repair work beginning in section 2 of the subdivision, Jefferson County inspectors marked the curbs that they wanted repaired or replaced. In turn, Steve Biles, the developer of Silver Creek, hired Cundiff Construction to do the curb work and complete the sidewalks of our open areas. Cundiff is just completing this work, and Jefferson County will now come back through section 2 of Silver Creek and inspect the work to determine if they now meet the county standards. Once the curbs, sidewalks and paving meet the county standards, all of the roads within Silver Creek will become county roads.

Empty Lots
The condition of some of the empty lots throughout the subdivision has been very poor. We have been working diligently with the builders who own the lots to get them cleaned. You may have noticed that most of the lots are now in much better condition, and you should see an improvement in the rest, that still need to be cleaned up within a few weeks.
