COVENANT REMINDERS

Please remember that before you do any landscaping or make any other changes or additions to your property, you must first receive approval from the Board in accordance with Article 5 of the Covenants. You must be especially careful not to create any problems for you neighbors when you make these changes. Also, some residents have reported items missing from their garages when they were left open. Please do your part to prevent possible problems from happening by keeping your garage closed.

The following covenants are provided as a reminder.

Article 5 ?–Living Environment Standards
Section 5.2 ?– Garage Doors
Garage doors shall be kept closed except when being used to permit ingress or egress to or from the garage.

Section 5.9 ?– Landscaping
Within six months after completion of a Dwelling Unit or within any extension of that period granted by the Architectural Committee, all yards and open spaces shall be Landscaped and thereafter maintained in lawn or Landscape. Unless otherwise approved by the Architectural Committee, at least fifty percent of the front yard area shall be covered with lawn of bluegrass, rye grass, fescue, any combination thereof or equivalent plant material. For purposes of this section, the front yard is defined as the area of the Lot between the paved surface of any street adjacent to the Lot and the building setback line on the Lot except as otherwise specifically provided for in this section. The Owner of the Lot having a strip of land between the curb and the sidewalk shall cover such strip of land with bluegrass, rye grass and/or fescue lawn or its equivalent, unless otherwise approved by the Architectural Committee. The Landscaping of this area between the curb and the sidewalk shall be in addition to the requirement t maintain at least fifty percent of the front yard area with lawn. Additionally, the City of Colorado Springs typically provides the first home buyer within a newly developed subdivision with a tree. Each owner receiving such a tree from the City of Colorado Springs shall be required to plant that tree within the strip of land between the curb and the sidewalk, provided such area exists on that Lot.

Section 5.12 ?– Grading Patterns
No material change may be made in the ground level, slope, pitch or drainage patterns of any Lot as fixed by the original finish grading except after first obtaining the prior consent and approval of the Architectural Committee. Grading shall be maintained at all times so as to conduct irrigation and surface waters away from buildings and so as to protect foundations and footings from excess moisture.
