The gate, the gate, the gate... will the problems ever end???

After over a month waiting on parts, our gates were finally fixed !! However, it was short lived.. After only two (2) days, the gate was once again hit by a vehicle and the new pneumatic arm was literally snapped off it?’s connection. This is just plain vandalism !!

The HOA Board has been researching the gate problems, and had a meeting with the representatives of Park-Pro ?– the gate installation and maintenance company. The members present were told at that time, that the majority of our problems are caused by vandalism (cars hitting the gates or prying them open), and that our community is the only one they have in the valley that is having these problems.

It was discovered that we, the association, have paid out over $5000.00 in the last two years in gate repair costs alone !!! What a shock that was to the board !! This is way over what is in reserve for this expenditure line item.

Taking that into consideration, the board has asked that Nobeus Property Management go out and get 3 independent bids/proposals from other gate companies for a solution to this problem. This could include putting on a different type of opening system, or a completely different gate mechanism or other suggestions.

Those bids/proposals have not yet been received by the board, but they should be coming from Nobeus soon.

It will be up to the board to decide whether to invest somewhere between $8000-$12000 (or more) in new gate fixtures, or to continue to pay the repair costs that have been paid in the past.
The board realizes this is a major expenditure and any decision made will be done with due diligence and much forethought.

In the meantime, if you see a car hit the gates, please get the license plate number and report it to any board member.

If we can identify the person or persons responsible for the vandalism, and prove it?—then those persons can be made responsible for cost of that repair.

If you, as homeowners, have any suggestions on how to correct the problems we are having, the board is ready and willing to hear them at any time !

At this time?—any and all options are being considered.
