The HOA Board is fully aware of and supports those Homeowners who want to conserve water both as a long-term environmental concern and due to the high cost of water during these times.
The Board will also be monitoring the water use in the Common Areas.

However, the Board also has an obligation to reasonably maintain the community in compliance with the Covenants, Bylaws and Rules Regulations that govern this community and ensure the highest property values for each and every homeowner in the community.

These two goals are not inconsistent with one another. With these two goals in mind, the following expectations are the minimum requirements for each Sunset Ridge homeowner regarding the maintenance of their landscape.

1. Unless otherwise directed by the Parker Water and Sanitation Department, homeowners will water their lawns a minimum of 2 times per week in an amount necessary to maintain a ?“non-brown?” lawn. Lawns are not expected to be ?“golf course?” green, but are expected to be healthy looking and primarily green. Please remember night watering is the most productive time to water. To maximize the benefit of twice a week watering, adjust sprinkler heads to cover the landscape area-not the sidewalks or the street.
Additionally, more frequent applications of water saving fertilizer in small amounts as well as the use of ?“Revive?” type products will support a twice a week watering schedule.

2. Lawns will be mowed and appropriately trimmed once per week or as needed to retain a neat appearance.

3. Lawns and all rocked and landscaped areas will be maintained as weed free at all times. A simple spraying once a week will accomplish this requirement. There are environmental friendly sprays that can be used and only take a few minutes to apply.
Check with your nursery or lawn care supply store to learn about these products.

4. Thinking of Xeriscaping? You can minimize your ?“lawn area?” and still maintain an
attractive, equity building look. Submit your ideas to the Architectural Review Committee. The Town of Parker and Parker Water & Sanitation District have many ideas to help you. Not sure you want to Xersicape? How about a minimized yard?
