Landscaping
Eric Chavez of Valley Crest gave an update of what progress has been made since the last meeting. The plan he introduced at the last meeting did not meet his expectations 100% but rather about 70%. The turf has been scalped and seeded and Monday pre-emergence was going to be applied to the areas that had been cleaned up by the crew. Eric introduced Rick Cober as the new account manager.
Financial Review
Kevin reviewed monthly financials.
Kevin’s Managers Report
1. Working with V.C. to get things on track.
2. Replacement letters for the neighborhood monuments have been installed.
3. Board need to approve Desert Trails #1.
4. Arroyo Vista view fence painting billing is being processed.
5. I have replaced the burnt, broken lights under the shade covers.
6. Few of view fencing measured did not have view fences. This has been a very tedious process with punch lists and billing questions but money is starting to come in.
7. I have contacted the County to schedule culvert clean outs.
8. I am receiving a lot of calls about changing to RAD.
Neighborhood Entry Improvements
Jill presented to the president a wish list for the next phase of the entry improvements.
View Fence Painting
Kevin will send the board an Action in Lieu to approve the view fence painting in Desert Trails #1
Numbering Neighborhoods
Jeff had a man come and do a presentation of imbedding the current monument letters and possible future numbers in concrete so they would not so easily be stolen.
Lights
Kevin proposed a new idea for maintaining the lights in the community. He presented a proposal from Light Guard, which is a company that would take over the inspection of the lights and do necessary repairs as needed by an electrician and take the responsibility away from V.C. The cost would be $100.00 per month for a twice a month inspection. The monthly cost savings on the V.C. contract is $450.00. Jeff made a motion to approve the Light Guard Proposal in the amount of $100.00 for a twice a month inspection plus repairs, approved unanimously.
