Annual Spring Cleanup
Saturday, April 26th
Plan on joining your neighbors in sprucing up our common areas.

We?’ll meet at the corner of Idledale/Wellington.
Two opportunities to help:
10:00 AM or 2:00 PM

Bring your clippers, rakes and gloves! (HOA will provide trash bags)!
We?’ll clean up alongside
Taft Hill Road, Highway 38E,
the entrance to the Cathy Fromme Prairie, and other open spaces.

Enjoy the fresh air ?–
and get some exercise
all the while working together
to keep Taft Canyon beautiful!

Dumpsters will be at Idledale & Wellington for YARD waste.

If the dumpsters are full, please do not leave any waste on the ground nearby; Gallegos Sanitation will not be responsible for loose items.

Landscaping and common areas ?–

Roads, Drainage and Fences.
Look for further updates in future newsletters.
Your Taft Canyon Board continues to evaluate investment in road improvements, Tract D drainage improvements and fence repair or replacement.
Regarding Tract D drainage, an engineering study was completed by Anderson Consulting Engineers, Inc. providing options for improving Tract D and Pond drainage. Your board is investigating these options further and wants to insure any money spent will yield a positive return on investment.

Architectural Control Committee

Please remember that modifications and improvements to your property must be submitted to the ACC. The most common improvements needing approval are exterior painting, additions, re-roofing, accessory structures and decks, landscaping and fence building. It is not the intention of the ACC to be unduly restrictive, but guidelines are necessary to preserve the general appearance of the neighborhood.

The process is easy. Make a phone call to Faith Property Mgmt. to determine if your project needs ACC approval. (Sarah or Mike at 377-1626) If approval is needed, they will send you the appropriate forms to submit. Although our by-laws allow 30 days for a decision, most are done in less than 7.

Covenant Review
There are two neighborhood covenant reviews each year; spring and fall. Common covenant violations that are reported by homeowners and observed during these reviews include:

-Excessive and/or high weeds in ditches (high being greater than 6 inches)
-Trash receptacles consistently in view from the street over several days
-Vehicles that are ?“dead?” in driveway or street (unregistered and unmoved or unmoved over several days due to flat tires, disrepair, etc.)
-Motor homes, RVs, or large commercial vehicles that are unmoved for 3 or more days

Violations can not be reported anonymously. A letter regarding the violation will be sent to the homeowner?’s address, a follow-up visit, and a phone call to the homeowner(s) will be part of the remedy. Fortunately, we have incredible overall covenant compliance and 99% of the ?“violations?” reported are handled with consideration and ease. Thank you for your ongoing attention to and support of our neighborhood covenants.

FC-LOVELAND WATER DISTRICT WILL BE PERFORMING MAINTENANCE ON VALVES, PIPES AND ACCESS THIS SPRING. WATCH FOR DOOR HANGERS WITH MORE SPECIFIC DETAILS.
