If a tenant does not pay the rent when due you can place a 3 day notice to pay rent or quit on the tenants door (if the rent is not paid) AND mail a copy of the notice (required). You must also have the rental unit registered with the LA City rent control board. It costs $14 a year to register your unit as a rental property.
