Update on the Drainage Project

In case you haven't seen the dumpsters, trucks, workers and barriers in our community recently, or didn?’t know why they were there, the Board and CMS have been busily working with Reconstruction Experts (RE) of Lakewood on individual homes within our community. The work is directly related to the drainage lawsuit filed by the Homeowner?’s Association and settled in Fall, 2003. As many of you know this process has been underway for some time.
The Board and CMS began working with RE last fall outlining the areas that needed to be addressed according to the lawsuit and performing site visits to determine the best way to address the problems with our limited funds. After a slightly rough start, we have gained ground rapidly. In the last sixty days, we have accomplished quite a bit. We apologize for the rough start and the inconvenience of having construction equipment in the area.
Currently we have approved the work to be completed in the areas of highest concern based on the lawsuit documentation. If all things go as planned those areas should be done by mid-March. We have also given approval for work to be done in the next two largest areas of concern. Our next step is to focus on the remaining, less-significant areas of concern as defined by the lawsuit documentation.
We are asking you, the homeowners, to let us know if you think you might have a problem with drainage on your site. Please contact John Hill or any board member directly to verify if your home is in the areas of concern on the map that the lawsuit was based on. If it is, we will work with you and RE to have those areas reviewed and addressed as quickly as possible. If your home is not in one of the problem areas, we will let you know that as well. There are limited funds from the settlement and we will accomplish more then the legal responsibilities if possible. Again, it is critical that we receive an IMMEDIATE response from you, the home owners.
