Board Meeting Minutes
November 11, 2005

I. Meeting called to order at 7:15 p.m. at the home of Aric Tousignant
II. Roll Call: Ellen Nichols, President; Aric Tousignant, Vice President; Lori Caras, Secretary; Wendy Brecht, Treasurer; Dannean Altman, guest
III. Minutes: The Minutes from the August 25th meeting were approved.
IV. Treasurer?’s Report: Starting bank balance was $10,495.19 and current bank balance is $11,035.87. Total expenses were $2277.28 (annual insurance premium $942.95, lawn maintenance $1300.00, newsletter printing and postage $34.33). Total income is $2817.96 ($2800.00 homeowner dues, $17.96 bank interest).
V. Old Business: The Board approved the revisions made to the Turnbury Homeowners Association Covenants. President to obtain a quote from the lawyer and will seek Board approval of said quote before moving forward with the legalization of the document. President spoke with ?“Nicolas Ramirez Lawn Service?” and reviewed his contract with Turnbury. Mr. Ramirez has adequate liability insurance and is exempt from Workers Compensation. The current contract is an agreeable one. The Board agreed to continue to employ Mr. Ramirez. President to contact him about trimming the common area ficus trees and removing the debris (free of charge) left behind by hurricane Wilma.
VI. New Business: Several homeowners met in the front entryway over two week-ends to clean up debris left by the hurricane and re-mulch around the plants and flower beds. This ?“clean-up?” project was a great success and saved a significant amount of funds. The Board is still in the process of researching a new uniform mailbox policy. In the mean time, if homeowners would like to replace their current mailbox they may do so with the same style that is currently used. These ?“cedar wrapped?” mailboxes can be purchased at Ace Hardware in Bonita Springs. The Board voted and agreed to keep the dues at $300 for 2006. There is now ample reserve funding in the account, therefore, it was agreed that future funds collected might be used for such things as common area expenses or beautification projects.
VII. Other Announcements: The front entryway ?“Turnbury?” sign is rotting and needs to be replaced. The Board will begin researching sign possibilities with plans to replace the sign in 2006. It has been brought to our attention that land located behind the Nichols home has been sold with the intention of 14 homes being built. The project, however, is on hold; the current owners of the land are in negotiations with Armadillo Estates in an effort to gain access to their privately owned street. John Tucker, a homeowner on Willowick Dr., issued a verbal complaint to Turnbury: It is his belief that during excessive rains his property is experiencing flooding due to water runoff flowing from Turnbury owned land and that Turnbury is responsible for fixing this problem. The President will discuss Mr. Tucker?’s concerns with past board members who have previously addressed this issue. The Board voted and agreed to continue with the ?“Holiday Lights?” contest. A $50 gift from the Turnbury funds will be awarded to the home that receives the most favorable votes due to their home holiday decor.
