I. Call to Order and Introductions 4:30 pm

II. Preliminary Review

a. PASEO DE MISSION HILLS (Mission Hill Shopping Center Block) – Developer: RS Lawrence Development; Architect: M.W. Steele Group – Site Development Permit (process 3) - for a mixed use development including 72 residential units, 20,000 sf of commercial area and the rehabilitation of two potentially historic buildings on Washington Street. This project has not been formally submitted to the City. Mission Hills (Approx. 4:35 pm-10 min presentation/15 min discussion)

b. ST PAUL’S CATHEDRAL PROJECT & NUTMEG ST VACATION - Robin Munro, Sullivan Wertz McDade and Wallace; Architects: Martinez Cutri,– Public Right-of-Way Vacation (process 5) - of portion of Nutmeg between 5th and 6th Avenue for site development and St Paul’s Master Plan and Proposed project. The master plan has not been formally submitted to the City; the vacation request has been formally submitted yet no assessment letter has been received on this project. Banker’s Hill (Approx. 5:00 pm-15 min /20 min)

c. 3969 FOURTH AVE MIXED USE – Owner: Lisa & JD Bols; Architect: Claude Anthony Marengo – Conversion of the existing commercial building at 3969 Fourth Avenue to a mixed use development by adding 2 levels of 24 residential units above the existing two levels of commercial area. This project has not been formally submitted to the City. Hillcrest (Approx. 5:35 pm -5 min /10 min)

III. Project Review/Design Review

a. MONDE - 3970 NINTH AVENUE CONDOS - Developer: La Jolla Pacific Group – Mike McFee; Architect: Hawkins and Hawkins - Michael Kummer; Tentative Map Waiver request for 17 new condo units and 2 commercial units. Design Review is ministerial. Hillcrest (Approx. 5:50 pm -10 min /10 min) (Potential consent agenda item)

IV. Subcommittee Business 6:10 pm
