II. Project Review – Upcoming Action Items

a. 3815-3821 1st Avenue – Carolyn LaFrance – 20 minutes – Site Development Permit for 25 condominium units, including 4 townhomes fronting on 1st Avenue, with preservation of existing Craftsman home. Hillcrest

b. 1912 San Diego Avenue – Lindsey Erickson, Westone Management – 5 minutes – Tentative Map Waiver for condominium conversion of existing 10 unit apartment complex. Mission Hills

c. Stoia Residence – 4230 Arista – Alex Trepte – 10 minutes – Variance for construction of a wall, fence and gate with partial obstruction of sight-lines for driveway gate. Mission Hills.

d. India Chalmeria Community Plan Amendment Initiation – Carrier Johnson Architects – 20 minutes – Applicant is requesting to initiate a plan amendment to the Uptown Community Plan to redesignate approximately .34 acre site located at 3625 through 3645 India Street from Medium Density Residential (15-29 dwelling units/acre) to High Density Residential (44-73 dus/acre). Request is for 38 for-sale condominiums with 6 retail spaces on India and underground parking for 69 vehicles. Current zoning could accommodate up to 25 units. Middletown/Mission Hills.


III. Preliminary Project Review

a. Petrie Residence – 3520 Dove Court – John Petrie – 20 minutes – Site Development Permit for new construction in conjunction with plan amendment for portion of parcel at the end of Walnut Street. Mission Hills

b. Gotfordson Development – 6th and Olive – James Alcorn – 20 minutes – Preliminary discussion of proposed 14 story, 25 unit project with underground parking at northwest corner of 6th Avenue and Olive. Applicant considering applying for FAR bonus due to underground parking. Park West

IV. Planning Committee Procedural Issues

a. Discussion on proposed “boilerplate” language for condo conversion projects.
