Hearings and Architectural requests were held in private session in the library of the West Point Elementary School from 6:00 PM until 7:30 P.M.
Homeowners present were advised that Board decisions will be communicated to them via letter.
The regular board meeting was called to order at 7:30 P.M. David Sobelman announced the decision of the board changes due to Mark Goss' absence. The floor was then open for general discussion. Items from the floor included:
School sidewalk..October 7-11 target completion date.
Statler Boulevard sidewalk..local councilmen must be contacted.
Monetary cap on HOA for single expenditures..none in place.
Dave Brown Residents voiced concerns about lack of representation
Newsletter..current issue to be mailed shortly.
Attempt to revise CC&R's regarding staggered election of Board members with a required quorum of voters resulted in approximately 25% homeowner response. Consequently, all Board members terms will expire December, 2002.
Agaves and other plants located at monuments will be relandscaped in the fall.
Fine violation letters for renters are sent to the absentee owner as well as the renter.
A motion was made to approve the minutes from the meeting of July 22, 2002. Motion seconded, all in favor. Minutes to be posted on the Neighborhood link website.
The monthly collections activity report recommendations regarding foreclosures and balance write offs were motioned and approved.
School sidewalk..3 bids pending to be voted at September's meeting.
Wall repair..issue tabled.
Playground inspection..completed, awaiting report.
Sidewalk repair where homeowner fell..nothing to be done. issue closed.
Flag Pole Resolution..changed to include the Arizona State Flag (by a vote of 3 to 1). Resolution should be ready for signatures next meeting.
Bob Baratko has been approved to head the Finance Committee. He will be provided with the monthly financials. His duties include reviewing the financials, making observations and budget recommendations. Bob will have no voting rights on the board. Bob will solicit other committee members.
Reserve Data Analysis study for WPTC put on hold.
Tax Appeal on common area..A $500.00 valuation for all parcels and improvements owned by WPTC will be reflected in the 2002 tax bill.
WPTCHOA owns the website domain www.westpointresidents.com. It will cost $350.00 to build the site and $50.00 monthly to maintain it. Motion was made and seconded to proceed with construction of the website. David will oversee this project.
