Walnut Hills Covenants

(We really do have covenants!)

Our covenants come from Arapahoe County Zoning Ordinance.

All Arapahoe County ordinances can be found online at http://www.co.arapahoe.co.us/DSIM/Zoning/Zoning.htm. If we make the effort to enforce zoning regulations, our neighborhood will look much more appealing.

· Inoperable or unregistered vehicles are not allowed on any property. This includes yard, driveway, street or behind a fence.

· Motorhomes and semi-tractor trailers may not be parked on neighborhood streets. Residents have 48 hours for loading and unloading purposes. First offense is $50; second violation is $100; third violation is $200 and vehicle can be towed; 4th or more violations are $300.

· Trailers that are not connected to a vehicle are not allowed in the street parking area.

· All weeds must be cut. It is considered a violation if grass and/or weeds exceed six (6) inches.

· Fences in need of repair must be repaired in a timely manner. Side fences cannot extend beyond the front of the house. Any fencing in front of a house must be no taller than three (3) feet and must be see-through to avoid blocking site.

· Trees and shrubs cannot block site triangles on corner properties. Site triangles are areas that are 25 feet back in either direction of the corner.

· Residential homes may not have more than three (3) dogs older than 180 days. Dogs must be licensed and leashed. Owner can be cited for vicious and/or noisy dogs.

· Graffiti, gang graffiti and tagging is a Class 2 petty offense carrying a fine of not more than $300 per offense. Parents or guardians can be prosecuted if they have knowledge of the crime or “should have known.”

· Curfew extends to youths under 18 between the hours of 11pm-5am on Sunday, Monday, Tuesday, Wednesday and Thursday and between midnight-5am on Friday, Saturday and legal holidays.

Steps to take to report a problem or violation:

· Talk to homeowner/resident of property. If property is a rental and you do not know owner’s name, you can contact the County Assessor’s office or check online under parcel search: http://www.co.arapahoe.co.us/
· Contact Arapahoe County Zoning
· Contact City of Centennial offices
· If these steps fail, contact your WHCA representative.

Any or all of these steps may be taken.
