Dear Homeowner,
I am writing to you as the newly elected president of the Waters Edge Homeowners Association. For those who attended this year?’s meeting, you will remember that my name one not included in the list of nominees. I was approached as a result of the withdrawal of one of those nominees and I accepted the offer to fill the vacant seat on the Board. Little did I know that I would also be accepting the role of President. The other members of this year?’s board are Marla Blake as past President, Steve Dyer as Secretary/Treasurer, Jimmy Barrow and Terry Sides.
Since our annual meeting, the Board has been meeting on the second Monday of each month, addressing issues that concern this community. Among those issues are
1. Sewer system operation and repairs
a. We were recently notified by North Carolina authorities that we were not current with all of our reporting requirements. This is being corrected.
b. Spray field maintenance required the application of lime and herbicide. This has been completed
c. We experience several recent malfunctions with the plant infrastructure that required immediate repair. These repairs are complete.
d. We have located a replacement part that has been needed for several years. This part is now on order and should arrive in the near future.
e. A special thanks to Skip Blackburn, John Safrit, Jimmy Barrow, and the other operators for these efforts.
2. Tennis Court Repairs
a. A group of volunteers spent a large portion of a Saturday, clearing weeds and debris from the area.
b. Some of the cracks in the surface have been filled and sealed.
c. A basketball net is being installed.
d. The remaining cracks are scheduled to be repaired by volunteers.
3. Plans are ?“in the works?” for a community picnic to be held on May 22.
I very much appreciate the help of all those who participated in these projects. Much effort has been expended so far and we still have more work to do. All help is greatly appreciated.
The most recent meeting of the Board has produced a formal policy that I wish to introduce to our community. Our association has a significant responsibility to maintain our sewer system and the common areas of our development. To meet these responsibilities, the Board must enter into contracts, pay for parts and services for repairs as well as cover normal business supply expenses. The assessments that we collect are used to fund our annual operations.
The assessment amounts have not changed for many years and this Board has no plans to make any changes to the annual assessments. However, it is an unfortunate fact that, as of the date of this letter, over $3,500.00 remain uncollected from 13 property owners within our community. No organization with a fiscal responsibility can function effectively without a predictable income to fund its operation. We are no different.
To address this growing problem, the Board has formally adopted a ?“Collection and Delinquent Assessment?” policy. A full text of that policy is attached. This letter will serve as a formal notice that this collection policy is now in effect and will be adhered to for all delinquent accounts. Please take a moment to review this policy.
