Board of Directors
In attendance: Dave Dressler- Niagara Neighborhood Management, President of W. H Commons- Theresa L, and W. H. Commons Secretary- Lucile M.
Purpose of Meeting:
On June 9 @ 3pm Dave Dressler, President, Theresa L., and Secretary- Lucile M. performed a walk around inspection.
Major concerns--
-association dryer vent cleaning--concerning --whole association--
-2 Balcony beans are slightly bent need fixing ASAP--depending on HOA funds (several other balconies need fixed)
-1 foundation damage--exterior garage wall concave’s inward
- several flashing openings—bird nest issues due to openings
-gutter cleaning issues (1/2 condo community where the tree-line is located)
-majority of homeowners need main door posts painted= 120 x 2= 240 posts
-light bulb installation needed (note: lend -a-hand committee has started installing light-bulbs in association)
- several homeowner violations like: vehicle parking issues {on grass}, hanging clothes over balcony, loud music, (1) homeowner has scripted writing on front door,
-cable wire not buried—Dave Dressler mentioned Cable company has 6 weeks to bury wire—(6 wks from June 9, 2010 will be July 14, 2010 week)
- Red Car on main street not moving vehicle within 24hrs...violation by the HOA Bylaws
Outcome:
Brandon Myers- is not properly licensed to perform general contractor work on Westhaven Commons community.
Dave Dressler requested one-week to review notes and issue warning to violators and inform the Board of Directors of costs to get the work done.
