2014 Subdivision Dues and News

The subdivision dues are set at $64 and will be due on March 1, 2014 to City and Village.

Watch your mail for the billing notice from City and Village. City and Village should be placing the notices in the mail sometime in mid-to-late January. Thank you ahead of time to the wonderful neighbors that continue to pay on a timely basis! 

 

Please consider the following:


1. Your Dues pay for: electricity for lighting at the front entrance and at our park; subdivision insurance; maintaining the common ground - cutting and trimming (park and baseball field off of Bitterwood -  common areas off Marywood Ct./ Twigwood/Turfwood); and the beautification of the front entrance. 

Pay your dues in full and on time.  As our indentures state:  Every such assessment shall become due and payable within thirty (30) days after notice is given... From and after the date when said payment is due (March 1 2014), it shall bear interest at the rate of twelve percent (12%) per annum until paid plus a late charge of Fifty Dollars ($50.00), and such payment and interest shall constitute a lien upon said lot, and said lien shall continue in full force and effect until said amount is fully paid....


2. The trustees continue to make repairs and improvements to our subdivision.

For 2014:

We will continue to make our subdivision's entrance beautiful and inviting with well maintained shrubbery and flowering plants.

We will continue to work on improvements to the wooded area near our ballpark - We are slowly adding a walking trail through the woods. We will continue clearing the underbrush/removal of invasive honeysuckle to turn this area into an inviting, park-like setting.  

Long-term goals for the park area include: 

Replacement of playground equipment

Addition of picnic tables and additional trash cans

Continued improvement of the field for baseball/softball/soccer

 

2013

We continued improvements to the park with the removal of an old tie wall that suffered from rot and had partially fallen down and replaced it with a new wall made decorative stone pavers.

The baseball field received additional conditioning dirt for the infield.

Subdivision lawyers worked on our behalf for an issue stemming from a home in a neighboring subdivision trespassing onto our property.

We worked with the City of Ballwin to repair the front entrance while the City worked to repave Twigwood Drive. This work included the replacement of our electric service when the subcontractors doing the work on the road accidently destroyed our old electrical service.

 

2012

Replaced fencing at park along trail to the Pointe

Purchase of soccer goals and netting

We continued clearing underbrush/removal of invasive honeysuckle to turn the wooded area behind the park into an inviting, park-like setting.

Sealing of basketball court and paved trail

Continued improvements to ball field – adding drainage tile between hill and backstop, and leveling of field surface

We also had a one-time special assessment of $60 (due in August) that was dedicated to the replacement of the retaining wall in the park (to be completed in 2013).

 

2011

Replaced the fencing along the subdivision's walkways:

Lemonwood to Goldwood and Twigwood to the adjoining common ground.

Work on improvements to the wooded area near our ballpark:

Began first phase of clearing the underbrush/removal of invasive honeysuckle to turn this area into an inviting, park-like setting.

Improvements to the ball field:

Purchase of a nail drag and small riding tractor to keep the infield in good condition

Purchase of a shed to store the subdivision's equipment

Purchase and installation of foul-poles for ball field

Addition of conditioning dirt for the infield

 

2010 improvements included

Replacing the fencing along the walk-through areas from Statewood to Woerther Elementary and Twigwood to Lemonwood. 

We continued the renovation of the Subdivision's front entrance

Upgrades to the sprinkler system - new timer with rain sensor - new sprinkler heads

Beautiful new plantings throughout the upper island

Completion of the Amended and Restated Indentures

Working with the City of Ballwin to make improvements to our park - possible trail system through the wooded area.

 

2009 improvements included

Renovation of front entrance

Complete replanting of landscaping along the upper island near the sign

Complete replanting of landscaping along the lower island near Turfwood

Repair damage to sprinkler system and plantings in the lower island - damage was caused by two different drivers. The City of Ballwin replaced the sign indicating that drivers should stay to the right.

Leveling of the stairs along walkway to Woerther

Replacement of one set of stairs at park

 

2007/2008 improvements

Front Entrance

Repairs to the electrical system and replacement of lights

Repainting of sign at the front entrance

Donation of many hours to remove weeds and dead bushes

Park

Ball field

Repairing the backstop

New foul line fences

New benches

New, built in home plate

New, built in trash can

Re-work infield

Playground

New benches around the playground were added to watch over the little ones

New, built in trash can

Replace plastic slide

Reseal basketball court

 

3.  The trustees continue to work on your behalf to improve the subdivision. Please keep in mind that they work as volunteers (they are NOT paid!) to keep our neighborhood looking great and running efficiently.
