Vern Milton sold Vern Milton & Co in February to Kathy Louderback. The company name is Milton Property Services at this time. Jackie Williams is our property manager. A lot of changes are on the horizon with staff and the company.

SUMMER IS HERE-WELL ALMOST
It looks like spring but were getting ready to open the pool. Milton Property Services has hired a pool and lifeguard manager. Garth McCann has taught finance at CSU for many years and been a pool supervisor for the City of Fort Collins. Garth will be directly responsible for supervising our pool and lifeguard with the assistance of Dave Saunders, Milton Property Services?’ maintenance supervisor.
This is the first year that Willow Lane will have a lifeguard present and some adjustments will have to be made throughout the summer.

SWIMMING LESSONS
Swimming lessons will be offered during the morning hours. A sign up will be posted at the pool on opening day.

OPENING DAY
MAY 27,2000
1. Lifeguard on duty has the right to remove anyone not complying with the pool rules.
2. Pool Hours 9 am-9 PM daily
3. Life guard hours 12:30 PM ?–5:30 PM Monday-Saturday
4. The pool is for residents and their guests.
5. No pets, no glass in the pool area. Biodegradable suntan lotions and sun screens only
6. Use the trash receptacles
7. During lifeguard hours, children under 6 years old must be supervised by someone over 14 years old.
8. When the lifeguard is not present, an adult must accompany children under the age of 14.
EARLY BIRD SWIMS
9. Marilyn Brown opens the pool for early morning swimmers at 6:00 AM.

WANTED
SOMEONE TO LOCK THE POOL AT 9:00 PM. CALL MARILYN @ 482-7201 TO VOLUNTEER.

TRASH REMOVAL
Trash removal costs have increased. We budgeted $1150 a month and it is costing over $2000 month. That means a $10,000 deficit for the year. If this abuse continues, a dues increase could occur to cover the costs. The cost increases are due to the dumping of mattresses, furniture, Christmas trees, and remodeling materials. Here are examples of the extra cost:
Xerox machine $30
Hot water heater $15
Mattress $5
Sofa $10
Whole house of furniture $185
Dishwasher $15
Construction materials $30
Recliner $10
Cardboard boxes $11
Ground clean up around trash receptacles $11 per area
What you can do:
1. Do contact Milton Property Services if you have items to dispose.
2. Do report any unit putting large items near the dumpsters so they can be assessed the extra fees the association is paying.
3. Do NOT put large items near the dumpster.
4. Do Recycle !!! Recycling plastic, newspapers, and cans in the turquoise containers in each trash area.

ARCHITECTURAL REVIEW GUIDELINES
1. No alterations to the exterior of any unit. That includes carports and garages.
2. Any additions of satellite dishes, fence repairs and landscaping next to your unit needs to come before the Board of Directors.
PET RULES
1. A limit of 2 Pets per unit and one is not to exceed 40 pounds. (No Pit Bulls)
2. Dog/Cat Poop is the responsibility of the owner and needs to be cleaned up in a timely manner.
3. Contact Milton Property Services about residents not cleaning up after their pet. The resident will be contacted and charged $35.00 an hour if someone else has to clean it up.

PARKING GUIDELINES
1. Numbered spaces belong to that unit. Violators are towed at their own expense.
2. Do not park in fire lanes or unmarked spaces.
3. Ticketing of cars - Each vehicle parked at Willow lane is required to have current license plates. Violators of this rule will be ticketed and towed at the owner?’s expense.




SPRING CLEAN UP
It?’s time to clean up around your unit. The Board has made a walk around the Willow Lane. We have observed a lot of trash, cigarette butts, pieces of lumber, cans of oil, carport cupboard doors off (these are the owners/tenant?’s responsibility) Some of you will be receiving letters regarding your responsibility to clean up after yourself. We have to pay Milton Property Services to clean up at a rate of $35.00 an hour. Please do your part!

VANDALISM
CALL THE FORT COLLINS POLICE DEPARTMENT AT 221-6540 TO REPORT ANY VANDALISM AND CALL MILTON PROPERTY SERVICE AT 223-5000. We want to address all vandalism as quickly as possible.





LANDSCAPING
Mowing Day is Thursday! Board Member Fred Dittimore (G37 484-7630) is the chair of our Landscaping Committee. Grassroots is the company we are contracting with for the upkeep our green spaces and sprinkler system. Grassroots also does trimming, edging, and fertilizer/weed control, fall and spring cleanup, aeration, disease control, pruning and other tree care. If you notice any broken sprinklers or dry spots or water running down the street or sidewalk, please contact Fred or Milton Property Services at 223-5000.

IMPROVEMENTS
A bid has gone out to replace the sidewalk by the R building and improve the drainage.
Grassroots is currently replacing and repairing the sprinkler system around the clubhouse, A, B, C, G, J, M, N, T, V & W buildings. We also have experienced vandalism at the main sprinkler turn on/off. Children filled the valve area with rocks and the area had to be excavated with a backhoe.
A bid has gone out to repair the flat roofs on the older buildings. The board is looking at putting a slope on the roofs to remove the water and prevent water damage.
The clubhouse repairs are beginning to come into view. We are paying off the loan for the siding on the older buildings in July. We should now be able to begin saving some money towards the renovation of the building. It will cost somewhere around $150,000. We have to first solve the drainage problem in the patio area before the interior can be repaired.
As funds become available we are looking into replacing the wood fence around the pool with a vinyl coated chain link fence. We hope this will prevent some of the vandalism that occurs each summer at the pool.
The M & N building?’s parking lot is being restriped to provide parking for all units. According to the covenants, each 2/3-bedroom unit is entitled to two parking spaces; each 1 bedroom is entitled to one space. The parking area is being restriped and paid for by Campana Construction and Oil Com, the developer.
A bid is out to replace the wood chips around the R building with rock.
YOUR POOL KEY ALSO UNLOCKS THE TENNIS COURTS. The tennis courts are in terrible shape. At this time we have been told the courts need to be completely torn out and the surface replaced. The nets will be repaired and the cracks filled this year. The board will budget for the replacement of the courts.
A bid is going out to enclose the trash receptacles at the P, Q, R, & S buildings. We also hope to add an additional receptacle area west of the P building.
A bid is out to paint the club house area around the pool, which has been vandalized with graffiti.
