SPRING IS HERE
Take a look around! Things are really starting to shape up around our townhome community. The renovation of the clubhouse is in full gear. Two of the four furnaces have been installed, the roof has been re-roofed and new gutters have been installed. Now the interior work can begin?….drywall, paint, new appliances and cleaning. The clubhouse should be usable within the next two to three months.
POOL
Our pool will open on May 19th until September 16th. The lifeguard will be on duty beginning May 26th. The guard will be on duty from 3:00 PM until 6:00 PM until school is out on June 8th. After that the guard hours will be 12:30 PM ?–5:30 PM Monday-Saturday
Enter the pool from the Ross Drive entrance. A new lock has been installed for your pool key.

POOL RULES
1. The lifeguard on duty has the right to remove anyone not complying with the pool rules.
2. Pool Hours
9 AM-9 PM daily
3. The pool is for residents and their guests.
4. No pets and no glass in the pool area.
5. Biodegradable suntan lotions and sun screens only.
6. Use the trash receptacles.
7. During lifeguard hours, someone over 14 years old must supervise children under 6 years old.
8. When the lifeguard is not present, an adult must accompany children under the age of 14.
9. EARLY BIRD SWIMS
Marilyn Brown opens the pool for early morning swimmers at 6:30 AM on weekdays and 8:00 AM on weekends.

VANDALISM
CALL THE FORT COLLINS POLICE DEPARTMENT @ 221-6540 TO REPORT ANY VANDALISM AND CALL MILTON PROPERTY SERVICE AT 223-5000. We want to address all vandalism as quickly as possible.

TRASH REMOVAL
It seems that many residents are not capable of opening and closing the dumpster lids. The trash blows out and litters our homes.
Small children cannot take the trash out. They can?’t dispose of the trash properly.
What you can do:
1. DO contact Milton Property Services if you have large items to dispose.
2. DO report any unit putting large items near the dumpsters so they can be assessed the extra fees the association is now paying.
3. DO NOT put large items near the dumpster.
4. Do Recycle! Recycling plastic, newspapers, and cans in the turquoise containers in each trash area.
5. DO NOT put trash in the recycling bins. The recyclable items become contaminated and can not be recycled.

A NEW WELCOME PACKET IS NEEDED!
Do you do graphics and have some writing experience. Our board would like to create a new welcome packet for new homeowners. Would like your help? Call Joanie @226-0800.

ARCHITECTURAL REVIEW GUIDELINES
No alterations maybe made to the exterior of any unit. That includes carports and garages. Any additions of satellite dishes, windows, fence repairs and landscaping next to your unit needs to come before the Board of Directors.

MOWING DAY IS WEDNESDAY
Grassroots is our landscaping company. If you see a sprinkler that is not functioning please call Fred Dittemore, our landscape chairman, or Milton Property Service and they will make sure it is repaired @ 484-7630


PET RULES
1. A limit of 2 pets per unit and the second one is not to exceed 40 pounds. (No Pit Bulls)
2. Dog/Cat Poop is the responsibility of the owner and needs to be cleaned up in a timely manner.
3. Do not tether you dog in the grassed area, Your dog needs to be confined to your patio area.
4. Contact Milton Property Services about residents not cleaning up after their pet. The resident will be contacted and charged $35.00 an hour if someone else has to clean up animal feces.
5. Barking pets or unattended pets should be reported to the Larimer County Humane Society @226-3647. For the first complaint, a warning is issued. If a second complaint is filed, the animal?’s owner will be summoned to court.


PARKING GUIDELINES
1. A numbered space belongs to that unit. Violators will be towed at the car owner?’s expense. The towing fee is about $100.
2. Do not park in fire lanes or unmarked spaces. It is a safety hazard and you car will be towed without notice.
3. Ticketing of cars - Each vehicle parked at Willow lane is required to have current license plates. Violators of this rule will be ticketed and towed at the owner?’s expense.
4. Visitor parking is for visitors. Additional parking is available on Ross Drive.

NOISE
How much is too much noise? Your neighbors will let you know. If the noise issue is unresolved, call the police @ 221-6540. You can remain anonymous if you wish. The police have the discretion to issue a warning or a fine of up to $100 for the first offense.

PARTIES
1. Talk to your neighbors before the party.
2. Limit the number of guest at your party.
3. If alcohol is present, make sure every one who is drinking is 21 or older.
4. Go outside and monitor how loud the noise is.

SUMMER CLEAN UP
It's time to clean up around your unit. If you walk around Willow Lane,
you will see a lot of trash, cigarette butts, pieces of lumber, cans of
oil, carport cupboard doors off. If Milton Property Services has to
clean up your litter, you will be assessed a $35.00/hr fee.
Let's all do our part to make Willow Lane a pleasant place to live.

NEED A LITTLE HELP LANDSCAPING
If you would like to have some landscaping done next to your unit, please call Jill at Grassroots @ 266-8198. A typical upgrade around your unit is about $75. The area next to your unit is your responsibility not the homeowners association. The grassed areas are part of our contract with Grass roots,

TENNIS ANYONE?
Fred Dittemore has been repairing the nets and filling in the playing surface. It is now playable.
YOUR POOL KEY ALSO UNLOCKS THE TENNIS COURTS.

IMPROVEMENTS
The pool will be drained and the surface refinished and repainted. About half of the pool?’s deck surface is being replaced. The pool chairs have been recovered.
You will notice several railroad ties and cement curb stops have been placed through out the parking areas. New fire lane identification has been painted on the blacktop.
Cement work has been done near the R buildings.
