Reminder

Willow Lane covenants prohibit having abandoned or inoperable vehicles parked on the property. This means any ?“motor vehicle that does not have a current license plate and validation sticker lawfully affixed thereto or that is in a condition of being junked, wrecked, wholly or partially dismantled, discarded, abandoned or unable to perform the functions or purpose for which it was originally constructed?”. These vehicles are subject to being tagged with a warning and then being towed away.

2004 Annual Association Meeting

The Annual Meeting of the Willow Lane Homeowners Association will be held at the clubhouse at 7:00 PM on January 21, 2004. Please plan to attend. Two board member terms end in 2003 so those positions will need to be filled. If you are interested in becoming a member of the Board of Directors, contact Mike at Faith.

This has been an exciting year for Willow Lane Townhomes. The Association welcomed Faith Property Management as our new agent. In the fall of 2002, the Board of Directors started work on bringing the covenants up to date and on December 4, 2003, the court granted us the right to use the Amended and Restated Documents. It is hoped that all will be able to have a clearer understanding of the Association governing documents, thus eliminating the confusion the old documents created. If you want copies of the documents (your copy should say Second Draft), contact Faith Property Management. Copies will be available at the Annual Meeting.

The Annual Meeting will be held on Wednesday, January 21, 2004, at the clubhouse. You will be receiving notice later this month as to specifics regarding the meeting.

Grass Roots Information

After some negotiation, the contract with Grass Roots was renewed for a period of one year. During the winter months, Grass Roots will do snow removal for Willow Lane. If there is two or more inches of snowfall the sidewalks will be cleared, and if there is four or more inches of snowfall the parking lots will be cleared. Some north-facing areas are checked more frequently for ice build-up and may have snow removed at one inch. There is not a firm schedule for snow removal, but the crews get started at about 2-4 am and Willow Lane is the first HOA for the crew assigned to our account. So they will generally get to Willow Lane around 6 am. In Act-of-God situations, like the blizzard last March, the schedule will be somewhat different but the snow removal will be done as timely as possible. Buckets of ice-melt have been placed at many of the buildings, mainly those facing north or those historically having the worst problems with ice buildup.


Environmental Enhancement Committee

Please! We need volunteers to serve on this committee. Lots to do, but willing helpers are needed. Would you be interested in helping with a spring cleanup day? Working on the sign at the entrance of Willow Lane? Planting some flowers around the sign? The list of things is long. If you are interested, contact Mike at Faith or send an email to Kathy at willowlanefc@hotmail.com.

Margaret Robinson has worked on removing some of the bushes and shrubs that needed to be taken out. Thank you, Margaret. Imagine how much easier that work would have been if a group of us had worked on the project together!


Pets

Willow Lane will be installing a couple of pet waste clean-up dispensers for the use of our homeowners and tenants. These dispensers will have plastic bags for pet waste cleanup. We love our pets and as pet owners we have the responsibility of cleaning up after them. Unfortunately, some pet owners in our community do not comply with the city pet code pertaining to waste pick-up and property damage. It is hoped that the addition of these dispensers will encourage all to be more diligent about pet waste clean-up. Please do your part by picking up after your dogs and cats. Violations of city codes pertaining to pets and pet waste should be referred to the Humane Society (226-3647) for enforcement.


The clubhouse is available for resident or non-resident use. Call Faith Property Management for details about reserving the clubhouse.


Social Events Committee

Would you like to see more community events organized? Why not become a committee member so you can help make that happen. Volunteers are needed for this committee.


Architectural Review Committee

The architectural review committee helps the board with architectural compliance of the community. If you are considering any exterior modifications to your unit, please submit to property management drawings, diagrams, photographs, along with your name as homeowner, the unit number, and both daytime and evening phone numbers. The committee has a two-week turn around time for making their recommendation to the board.


Safety

Warning!! Please keep your vehicles locked. More cars have been broken into. The second week of November cars at four different buildings (Q, J, M, N) were broken into and items stolen. We want Willow Lane to be a safe community. By keeping our cars locked and our porch lights lit at night we can help discourage vandalism and theft. (Residents are responsible for replacing their own burned out light bulbs). Lets work together to make our community a safer place by keeping porch and carport lights lit all night long and making sure our vehicles are locked.



Volunteering for Committees
Volunteers for committees can be homeowners or tenants. We welcome the help of any resident interested in making Willow Lane a better place to live. Please get involved by serving as a committee member. If you are interested, contact Mike at Faith Property Management. We need your help. The existing committees are Architectural Review, Social Events, Environmental Enhancement, Newsletter, and Pool Committee.



Signs, Vandalism and Dumpster Areas
Signs

For Sale and For Rent signs are only to be placed in front of the unit they are for.


Vandalism

We want to address all vandalism as quickly as possible. Call the Fort Collins Police Department (221-6540) and Faith Property Management (377-1626) to report vandalism.


Dumpster Areas

Thanks to the homeowners and tenants who have arranged for the pick up of large items they needed to dispose of. The association was not assessed any additional charges for large items left in the dumpster areas during the months of September, October and November.
?• Recycle bins - Only glass should be placed in the bins. Remove bottles from cardboard cartons when placing into the bins. The cardboard carton goes into the dumpster.
?• Dumpster - Do not put furniture and appliances near the dumpsters - the HOA is assessed extra fees for the removal of these items. You can call property management to make arrangements for removal, but if the item is in good, clean condition, some agencies that can be contacted to remove these items are:

I would love to include in our newsletters poems, stories, or drawings created by our homeowners and their family members. Do you have a talented young person in your household who would be interested in submitting some of his/her writings or drawings for publication in our newsletters? All originals will be returned to their owner.
