Property Management
Early indication is that contracting with Faith Property Management is going to be a very positive change for Willow Lane. Our contact person is Mike Adams.
Note for renters of townhomes: If you have a problem with the unit you live in, you need to contact your landlord with those complaints. The homeowner can then contact property management if necessary.
Pool and Clubhouse Rental
Our pool is scheduled to open Memorial Day weekend. We do not anticipate any delays, as major repairs were made to the pool and its equipment last year. In addition, the pool was newly tiled and painted at the end of last summer. There will be no lifeguard this year.
The clubhouse is available for resident or non-resident use. Call Faith Property Management for details about reserving the clubhouse.
Rewriting of the Covenants
The Willow Lane covenants are in the process of being updated and we will soon have a draft copy to review. Homeowner input will be solicited and you will receive instructions for responding with your comments. There will also be a special meeting which all homeowners are encouraged to attend.
Architectural Review Committee
The architectural review committee helps the board with architectural compliance of the community. If you are considering any exterior modifications to your unit, please submit to property management drawings, diagrams, photographs, along with your name as homeowner, the unit number, and both daytime and evening phone numbers. The committee has a two-week turn around time for making their recommendation to the board.
Signs, Dumpster Areas, and Vandalism
Signs
Due to complaints from the city and Grassroots, For Sale and For Rent
signs are only to be placed in front of the unit they are for.
Dumpster Areas
?• Recycle bins - Many dumpster areas have recycle bins. Note: when placing glass bottles in the recycle bins, they must be removed from the cardboard cartons they come in because only glass should be placed in the bins.
?• Do not put large items (furniture, appliances) near the dumpsters - the HOA is assessed extra fees for the removal of these items. There are agencies that will take these items as donations or you can call property management to make arrangements for removal.
Vandalism
We want to address all vandalism as quickly as possible. Call the Fort
Collins Police Department at 221-6540 to report any vandalism and call
Faith Property Management at 377-1626.
Pets
We all appreciate pet owners who are courteous enough to comply with the city codes pertaining to pet care and the picking up after your pet. It is unfortunate that we have many in our community who do not comply specifically with the city pet code pertaining to waste pick-up and property damage. Dog and cat poop is a major complaint of not only the homeowners in our community, but also a problem for grounds maintenance. It is the responsibility of pet owners to pick up after their dogs and cats. Some of the common areas are so full of pet poop that Grassroots will not mow because of the damage it causes to their equipment. There are city codes pertaining to pet waste and complaints can and should be made to the Humane Society (226-3647) for enforcement of those codes.
Safety
Please leave porch/carport lights on all night long. It contributes to making Willow Lane a safer community and helps deter vandalism.
Landscaping
As we come into spring and the mowing of grass begins, it is important that if you have added wire fencing or a gate to your split-rail fence for pets, etc., that the gate be left open on mowing days if you want Grassroots to mow inside your fenced area. If the gate is not left open, Grassroots will not mow and the maintenance of that area will be the homeowners responsibility.
