Board Members Needed
At this time the Willow Lane Homeowners Association Board of Directors consists of five members. We need two more members to serve on the board. Serving on the board is how you can to be a part of the decision making for our community. Please contact Mike at Faith if you are interested in more information about becoming a member of the board.

Rewriting of the Covenants

The Board of Directors is glad to have this opportunity to tell you about what will be happening in the next couple of months. The Board has been working with the Association attorney to rewrite and bring our legal documents to current legal regulations as required by law. By now all homeowners should have received copies of the Amended and Restated Articles of Incorporation, Amended and Restated Bylaws and Amended and Restated Declaration. The cover letter enclosed with these documents gives details about the voting process and meeting dates and times.

These documents require the vote of 2/3 of the homeowners and first mortgage holders in order to be adopted. We strongly urge all homeowners take the time to review these documents and compare them with the current documents for clarity and understanding. Then come to one of the meetings on July 8th or 10th to have questions answered and cast your vote. We look forward to seeing you then.

Safety
Please leave porch/carport lights on all night long. We want Willow Lane to be a safe community, and keeping the porch lights on at night helps deter vandalism.

Architectural Review Committee
The architectural review committee helps the board with architectural compliance of the community. If you are considering any exterior modifications to your unit, please submit to property management drawings, diagrams, photographs, along with your name as homeowner, the unit number, and both daytime and evening phone numbers. The committee has a two-week turn around time for making their recommendation to the board.


Environmental Enhancement Committee

A group of homeowners have formed a committee to address all environmental goals and issues. This group of caring individuals was created with the assistance of board members, Kathy Beres and Jenny Fraser. The group has had their first planning meeting and done an initial walk about the community to identify needs and goals. The list that was compiled during the walkabout is quite extensive and the committee looks forward to establishing a long-term plan to reach the goals identified. Some of the issues covered are fences, lawns, gutter care, sprinklers and, of course, the on-going issues of pet waste. They will be conducting another walkabout with our landscaping service, Grassroots, our property management representative, Mike Adams, and the board.

In relation to the pet waste issue, the committee has decided to call this branch of their committee OOPPS (Official Organized Poop Patrol Squad). OOPPS will contact violators about proper pet waste disposal and help them devise an action plan for addressing the issue. Also, the committee plans to be in contact with identified homeowners to help devise individual action plans to improve the areas around their individual units. Examples include cleaning out flower beds, repairing borders, replacing rock and vegetation.

The committee is confident that with homeowner cooperation and assistance we can clean up our weaker areas and create a pleasing community everyone will be proud to live in.

A Reminder from Grassroots
Monday is mowing day. It is important that if you have added wire fencing or a gate to your split-rail fence that the gate be left open on mowing days if you want Grassroots to mow inside your fenced area. If the gate is not left open, Grassroots will not mow and the maintenance of that area will be the homeowners responsibility.


Pets
Please be courteous enough to comply with the city codes pertaining to pet care and the picking up after your pet. Unfortunately, we have many in our community who do not comply specifically with the city pet code pertaining to waste pick-up and property damage. Dog and cat waste is a major complaint of not only the homeowners in our community, but also a problem for grounds maintenance. It is the responsibility of pet owners to pick up after their dogs and cats. Some of the common areas have so much pet poop that Grassroots will not mow because of the damage it causes to their equipment. There are city codes pertaining to pet waste and complaints should be made to the Humane Society (226-3647) for enforcement of those codes.


Social Events Committee

MARK YOUR CALENDARS
August 5th is Neighborhood Night Out and Willow Lane is joining the party. We will be having a blowout at the Community Clubhouse and Pool. There will be fun for everyone. Volunteers are needed to get the party rolling so if you want to make a difference in our community and be part of something bigger than yourself call Jenny Fraser at 494-0324 or Misty Wells at 482-2487.

The Social Events Committee is forming. Some of the ideas that have been tossed into the ring are a neighborhood garage sale, end of summer party, sports parties, and food or hat and mitten drives. Suggestions and volunteers are wanted and needed. Contact Misty or Jenny and let them know you want to be part of making our community the best.

Do you have a talented young person in your household who would be interested in submitting some of his/her writings or drawings for publication in our newsletters? The next newsletter is scheduled for September. Please contact Kathy (Unit H-18) with any submissions for future newsletters. Please include name and age of the author or artist. All originals will be returned to their owner.

Volunteering for Committees
Volunteers for committees do not have to be homeowners. We welcome any interested resident, whether they own or rent, to become involved in making this an even better place to live.

IMPORTANT NOTICE

NEW POOL KEYS
In the effort to make new pool keys to replace those that have been lost, it was discovered that our key is obsolete. For that reason it is necessary to replace all pool keys. The locks will be changed the morning of Friday, June 27th. This key is for both the pool and the tennis court. The new keys will be available Friday, June 27th, at Faith Property Managements office at 300 E. Boardwalk, Building 6B. All renters will need to go to Faith?’s office to replace their keys. For your convenience, homeowners will be able to pick up the new key at the clubhouse the morning of Saturday, June 28th, from 9 AM until 12 noon. To get the new key, it will be necessary to sign an agreement acknowledging acceptance of the pool rules. Be sure to bring your current pool key because that must be turned in before receiving the new one. After noon on June 28th all keys will need to be exchanged at the office of Faith.

POOL RULES
All persons (members and/or guests) are to SWIM AT YOUR OWN RISK. Owners and/or management are not responsible for accidents and/or injuries. An adult must accompany children (at all times) who cannot swim in a proficient manner.

General pool hours are from 6:00 A.M. to 8:30 P.M. (Monday-Friday), 8:30 A.M. to 8:30 P.M. (Saturday and Sunday). No one is permitted in the pool facilities outside of these posted hours without prior approval.

Only specifically designed swim attire is permitted. Persons wearing questionable clothing item(s) will be immediately asked to refrain from entering the pool.

An adult must accompany children under 14 years of age at all times. Children 14 and older are allowed at the pool unaccompanied by an adult.

Children who are not toilet trained are REQUIRED to wear ?“SWIMMIES?” or any other product sold on the market that is intended for pool use.
Persons with fever, cold, skin, eye, nose, throat or any other infections, sores and/or other related illnesses are not permitted to use the pool.

Pool officials have the discretion to close the pool facilities at any time.

No glass containers are permitted within the pool area.

No bicycles, roller blades, roller skates, skateboards, scooters, and/or related items permitted within the fenced pool area and/or tennis courts.

NO RUNNING, HORSEPLAY, DIVING, ALCOHOL OR SMOKING OF ANY KIND. Violator(s) of these rules may be asked to immediately leave the pool facility.

No pets (with the exception of Seeing Eye Dogs and/or other service animals).

Member(s) and their guest(s) are required to leave the pool facility in the same condition they found it. Trash created is to be properly disposed of. Failing to do so may result in loss of privileges or fines.

Only the pool staff is allowed in the pump or chemical rooms.

Misuse and/or damage of the equipment and/or facilities will result in loss of privileges and/or fines.

Pool staff has full and final authority on all immediate matters concerning pool use.

Representatives, board members, and property management reserve the right to deny the use of the facilities to anyone at any particular time.

Flotation devices of any kind are permitted. Anyone who cannot swim and is using a device is required to be within one arm?’s reach of a supervising adult.

Willow Lane Townhome Association, it?’s officials, and Faith Property Management are not responsible for any lost, stolen, and/or broken items. All valuables are to be properly secured and/or left at home. Items left in the pool area will remain for 48 hours and then be discarded.

Willow Lane Townhome Association and/or the management reserve the right to change, modify, and/or amend the above rules at any particular time. Violation of these rules may result in loss of pool privileges.

Willow Lane Townhome Association has the discretion to allow unaccompanied guest status to babysitters (age 14 or older), housesitters, and other individuals the Willow Lane Townhome Association deems appropriate. This unaccompanied status will be approved with the issuance of a letter, pass or any means the Willow Lane Townhome Association deems appropriate.

No member(s) will be allowed more than their immediate families and six guests during normal pool hours. No member(s) will be allowed to circumvent this rule by asking other members in order to avoid the proper requirements for party use. No member(s) will be allowed to borrow any other Willow Lane Townhome Association members?’ keys.

Aside from the homeowner?’s immediate family and their six guests, no more than groupings of 10 guests and members will be able to congregate in any area of the pool at any time.

There is no lifeguard on duty and children must be accompanied by an adult when in the pool area. The pool is for the use of Willow Lane homeowners and their guests, exclusively. Renters of townhomes must obtain a key from their landlord if they are to have access to the pool. Entry to the pool is to be made through the door at the east side of the pool and any other method of entry is prohibited. Security cameras are in operation at the clubhouse, including the pool area, 24 hours every day. Pictures of violators are turned over to the police department. Any person caught tampering with or damaging the gate, fence, clubhouse, or pool equipment will have pool privileges suspended for the remainder of the year. To report violations, request cleaning of the pool, or for other questions, contact Faith Property Management.

The clubhouse is available for resident or non-resident use. Call Faith Property Management for details about reserving the clubhouse.


Signs, Vandalism and Dumpster Areas
Signs
Due to complaints from the city and Grassroots, For Sale and For Rent signs are only to be placed in front of the unit they are for.
Vandalism
We want to address all vandalism as quickly as possible. Call the Fort Collins Police Department at 221-6540 to report any vandalism and call Faith Property Management at 377-1626.

Dumpster Areas
?•Recycle bins - Some dumpster areas have recycle bins. When placing glass bottles in the recycle bins, they must be removed from the cardboard cartons they come in because only glass should be placed in the bins.
?•Do not put large items (furniture, appliances) near the dumpsters - the HOA is assessed extra fees for the removal of these items. In the past three months the association has been assessed additional charges of $54.50 for picking up furniture and appliance items left by the dumpsters. This is money that could be better spent repairing roofs, parking areas, fences, etc. You can call property management to make arrangements for removal, but if the item is in good, clean condition, some agencies that can be contacted to remove these items are:

They will take furniture and appliances in good, clean condition and there is no charge for pick-up, although a $25 deposit will be charged for appliance pick-up, which is refunded after the item is checked out and found to be in good working condition.
Items will be picked up within the week following receipt of the call and pick-ups are done Tuesday through Saturday

Quick Appliance ?– 493-3236
Chuck is the person to talk to at Quick Appliance if you believe the item is worth refurbishing for resale. They will pick up and haul away appliances for $25 per item.


Reign Way Re-conditioned Used Appliance ?– 266-9000
They will pick up used appliances for $20. (If there are numerous items to pick up a lower price could be negotiated). Pick-up is done 1-2 days from time of request.

We have received some good suggestions for committees to implement, but we need volunteers. The existing committees are Architectural Review, Social Events, Environmental Enhancement, Newsletter, and Pool Committee.
