LANDSCAPING CONCERNS

As spring approaches and the weather begins to warm a bit, it now becomes necessary to begin planning to bring your front yards back into compliance with the Architectural Guidelines. Homeowners within our community have expressed concerns about the many houses that have not kept up the front yards of their homes. Each house must have at least one tree, four shrubs, and a minimum of 40% sod. (See Section 2.48 ?“RESIDENTIAL IMPROVEMENT DESIGN GUIDELINES?” included below):
2.48 LANDSCAPE AND MAINTENANCE - Committee approval required. Per Article XI, Section 11.04,
landscaping must be installed within twelve (12) months after the conveyance of the unit by an approved
builder to the first purchaser thereof who is not an approved builder. Landscaping portions in side yards in
the front of the house and on comer lots between the street and a homeowner's fence must consist, at a
minimum, of sod or groupings of shrubs/trees in addition to crushed gravel, rock, or bark mulch. Front
yards must consist of a minimum of 40% sod (excluding driveway and sidewalks).

(A) In addition, front yard landscaping shall include, at a minimum:
(1) Sod; (2) One tree; (3) Four shrubs.
(B) Gravel, rock and/or soil piles left in front or on visible side yards of houses, in the street, or on the
driveway shall be left no longer than a period of ten (10) days. Leaving gravel, rock and/or soil
piles in the street is a violation of Town of Parker ordinances.
(C) Delivery and placement of landscape materials shall not damage greenbelt or entry/median areas.
Delivery trucks are not allowed to cross these areas (to avoid sprinkler and landscape damage). If
this regulation is violated and damage to the common Properties results, the Owner will be held
financially responsible for remedying the damage caused by Owner or their agents.
(D) Landscape design and installation must take into account the Fire Department regulation that no
obstruction may be placed within three (3) feet of a fire hydrant.
