Minutes for Annual Homeowners Association Meeting, June 24, 2007

?· David Wakefield, President welcomed homeowners and new comers to the meeting
?· David introduced guest speaker Mark Chambers with Cordova Leadership Council
?· Mark gave brief description of the Council and what they are working for. Invited David and others to attend their upcoming meeting July 9, 2007 to put guidelines together for SOB (Sexual Oriented Businesses). He asked for volunteers and then opened the floor to questions. He suggested one way to address the rezoning issue is to have the businesses request the rezoning. Talked about the upcoming candidate forum in September for districts 1, 2 and 5.Their beautification committee is working towards doing improvements on Germantown Pkwy. And Walnut Grove. (A mural and flowers). Stated that every neighborhood needs to revise their covenants to support community developments.
?· David introduced Gary Bayer, Woodchase homeowner who has done extensive research on the development that is being built across our neighborhood on Dexter, known as Oaks of Dexter. He also has started a community watch dog group called ?“Cordova Community Watch?”, a network of subdivision associations in the Cordova area. Gary informed the homeowners of the process that was done which allowed this housing development to change from its original plans. Gave suggestions on what can be done to stop future development from appearing and disturbing our community landscape.
?· David Wakefield called meeting to order
?· Patty Namias, Secretary read minutes from the board meeting held on May 7, 2007 Audrey Kalbach made a motion to approved minutes, Patsy Mayer second, motion carried.
?· Audrey Kalbach, Friendship Committee Leader welcomed everyone to the meeting, thanked David and the board for all their work through out the year and made a plea for community involvement. She passed a sign up sheet for any volunteer for her committee and informed the newcomers to pick up their informational packets. She invited everyone to stay for the cookout.
?· Charles Moody, Treasurer gave budget report: Opening balance for 2007 was $12,570, there has been to date $5,775 in expenses, with a balance forward from 2006 of $16,684.73. Balance to date is $23,479.73
?· Discussed getting estimates to replace the iron gate in the back with an aluminum one or fixing existing gate. Charles will take care of getting quotes and get back to board. Patsy Mayer thanked Charles and Herman for working so diligently to keeping the gate in working order.
?· Herman Stephens gave an update on the speed bumps for Wood Oak Dr. He talked to the lady in charge 4 weeks ago. There is a budget involved and they will meet on July 16th. We are 3rd in line for speed bumps. Herman informed the group that the speed bump at the back gate will be beefed up; people are still going too fast through the gate. Herman made a request for everyone not to go any faster than 5 mph through gate.
?· David asked for nominations to the executive committee and board. The V-President and 2 board positions were vacant. Tina Mills nominated Melvin Crutcher for V-President, Herman Stephens 2nd, Melvin accepted the position. Dale Marr, Ron Sphar and Lyn Cassius volunteered to serve on the board. Patty Namias made a motion to accept new board members, Ron Namias 2nd, motion was carried.
?· Patsy Mayer asked what the red flags were posted for: The 1st was for the accident that occurred on Wood Oak, a teenage girl was driving when her car flipped over. A mailbox was destroyed but no one was hurt. The 2nd flag was to alert everyone to a burglary that took place on Wood Oak. David explained that the hotline number was costing about $600 per year, so we are now going to use the email and website as methods of letting everyone know what is happening in the neighborhood. Herman suggested that any one going out of town should be sure to lock their garage doors from the inside as added protection.
?· The question was asked if Dexter was going to widen; David answer that it would be sometime in the far future.
?· Jim Stock brought up the Bond home in front of the subdivision. He made a motion to have our lawn service people weed and clean up the lot. After an open discussion it was agreed that if we do this house we may be starting a precedent to any future foreclosure company to just sit back and let us take care of their property. It was agreed that everyone should band together to try and get the house sold.
?· The question was raised about the possibility of closing off neighborhood and becoming a Private Urban Development (P.O.D.). Gate could add an immediate 20 to 30 % to home values. Gary Bayer agreed to form a small committee to come up with a list of issues and proposals to approach city government to bargain with. Their goal would be to work out an agreement for some services to be covered by them. He will report back to the board with any developments.
?· David introduced Rudolf Daniels; he is running for District 1 councilman. He spoke briefly to inform everyone about himself and stayed after meeting to answer and talk to the homeowners.
?· David thanks Herman & Liz Stephens for opening up their home to hold the meeting and cookout.
?· Meeting adjourned 4:30 pm
?· The friendship committee provided a cook-out and social after the meeting.
