Meeting Minutes of BOD Meeting 1/19/06

?· Meeting called to order 7:15 pm
?· Roll call: Herman Stephens, Audrey Kalbach, David Wakefield, Charles Moody, Al King, Ron Namias, David Gross, Patty Namias. Aubrey Earnheart was not present due to illness
?· Minutes were read by Patty Namias and agreed on
?· Charles Moody gave treasury report. Beginning balance was $386.69. Annual dues & remotes brought in $13,420.00 Transfer of annexation fund and close out of old account was $14,940.31. This gave a total of $28,747.00. Expenses equaled $16,404.03 Ending balance is $12,342.97. See attached Budget report for itemized income & expenses. Expenses this year should run about the same as last year. (@$9300.00). Charles reported that 117 out of 167 homes have paid 2005 dues. Charles brought up the lawn care service, they have split the services. Tru-Green will do the fertilizing and chemicals and 7 treatments per year & Service Master would do the mowing & planting. David W. wants to get 3 quotes from companies to see if we can reduce the cost. Charles made a motion that David W. call and get the quotes and Al 2nd.
?· Home sales in the neighborhood are down, which is good. The amount of For Sale signs is about 10. A Couple of realtors have asked about corner signs being put out, association by-laws forbid them.
?· Audrey gave update on Friendship committee. She held a welcome party in August. Invitations went out to about 24 people, 16 or 17 attended. She said it was very nice and everyone seemed to enjoy. She has about 4-5 people working with her on the committee; they are in the process of deciding how many welcome parties to have each year. The committee will attend the next board meeting in March to plan the get together, which will be held in conjunction with annual neighborhood meeting. It will be a cookout held on June 4, 2006 3:00pm. Place TBA. Discussion was held about if homeowner association can pay any of the cost of cookout. Suggestion of doing a potluck was also mention. No final decision was made. A couple of suggestions as to where to hold the meeting and cookout were Advent Church or one of the coves?· Charles made a motion to bring the remotes to the annual meeting to change the codes. Al 2nd the motion.
?· Herman gave an update on the speed humps. The city requested a petition with signatures of the homeowners living on Wood Oak Drive; approximately 90% of the people have signed the petition. The city only required 75% so the petition was submitted. The city on December 15th, contacted Herman by letter stating that they have expanded the requirement from just Wood Oak homeowners to the entire neighborhood. The petition now will need 113 homeowners in order the required 75%. Al King stated that it is evident that the homeowners on Wood Oak want the speed humps to slow down speeding drivers so it is up to the board to seek the balance of the signatures from the rest of the neighborhood. The second petition will need to be submitted to the city by February 15th or a request for 1 extension can be made. The petition was divided by streets and assigned to board members who will seek to get the necessary signatures.
?· David W. brought up the possibility of new street signs for the neighborhood. He will get quotes and present at annual meeting.
?· Patty presented form that would be used to collect dues and information for the new directory. After talking about if we should not put names of non-paying residents, David Gross made a motion to take the high road and explain the advantages to being a member of the association. Ron said he would draft a letter to send out with the information sheet listing all the accomplishments this past year. It was agreed to put a March 1st deadline to have sheet and dues turned in but to stress directory not dues as reason. Patty will make copies of forms and letter. They will go out with a self addressed stamped envelope for easy return. They will be hand delivered to homes.

?· Next board meeting was schedules for March 7, 2006, 7:00 pm, Herman Stephen?’s house.
?· Herman made a motion to close meeting, everyone 2nd.
