FRONT Yard Plants

There are THREE issues here.

The CC&Rs state that ''The required landscaping for the Lot shall include as a minimum five (5) twenty-four inch (24'') box trees, two (2) thirty-six inch (36'') box trees and twenty (20) five gallon shrubs with the yard areas to be leveled and seeded with grass or covered with plastic and gravel. Two of the twenty-four inch box trees must be installed in the front ten feet (10') of the Front Yard of the Lot.''

1. Note that only TWO of the trees are REQUIRED to be in the Front Yard. All other trees and the shrubs MAY be in other areas on the Lot.

2. Front Yard is defined as the ''... the area of the Lot located between (i) the nearest edge of the pavement on the street adjacent to the Lot for which the building set-back line is forty feet (40'), and (ii) a line contiguous with the front or side of the Residential Unit facing such adjacent street as extended from the front corners of the Residential Unit to intersect perpendicularly with the side property boundary lines of the Lot.''

There is a Town easement in the Front Yard of ten feet (10'). The Town said that they would PREFER that trees planted along (through) city streets be planted in the EASEMENT so as to give the look of a rural road. The Board suggests that trees be planted BEHIND the Town's easement - ten to twenty feet from the pavement - so kids playing in the front yard don't get ''hidden'' behind trees (okay, 10 years or more from now) from passing traffic.

3. Plastic Ground Cover (under gravel) - many landscapers advise against it, for various reasons. The Architectural Committee feels that this plastic is OPTIONAL, not REQUIRED. If you don't put down plastic, buy plenty of Surflan (preemergent) and Roundup. I spray Surflan twice a year - December, before the rains, and another month.
