Our Neighborhood

Audubon Trace was established in Livingston Parish as a restricted development in August of 1999. There are 88 Lots in Audubon Trace. Aproximately 30 Lots are located adjacent to one of two Lakes within the Subdivision. The Lakes are accessible to all Lot Owners via a 10 foot servitude that must be maintained around the Lakes. The Subdivision has several common areas which include the Boulevard on Golden Eagle Blvd., the cul-de-sac on Wren Ct., the cul-de-sac on Purple Martin Ct., both Lakes, the property between the two Lakes, and a small piece of property between the the Lake and Red Cardinal.

Audubon Trace Property Owner's Association

The Audubon Trace Property Owner's Association (ATPOA) was formed August 23, 1999 by S Lazy S Development Company, L.L.C. The purpose of the Association is to enhance the property values and amenities in Audubon Trace, insure the best use and most appropriate development and improvement of each lot, protect the Owners of Lots against use of surrounding Lots that depriciates the value of their property, preserve, so far as practicable, the natural beauty of the Property, prevent construction of poorly designed or proportioned structures on the Property, obtain harmonious color schemes, prevent haphazard and inharmonious improvements of Lots, secure and maintain setbacks from streets, provide for adequate rights of way and fencing on the Property, and generally provide for quality improvements on the Property, thereby enhancing the value of investments made by purchasers of Lots therein.

The Association was transfered to the Property owners of Audubon Trace by S. Lazy S. Development Company, L.L.C. on July 27, 2005.

Board of Directors

The purpose of the Board of Directors is to manage the affairs of the Association. These affairs include but are not limited to; enforcing restrictions, maintaining and enhance common areas, reviewing and approving plans for improvements to Lots, operating the Association, etc.
