Watershed Protection Variance

Some of you might have received a notice from the City of Austin Watershed Protection and Development Review Department concerning a public hearing for a variance to increase the maximum impervious coverage for a residence in Park West. If you lived within 300 feet of the property, you got one. Anyway, I found out a bit more about it, so I thought I would share it.

First, I support the application for a variance. Supposidly, the residents were told when they bought the house that the maximum impervious coverage was 55%. Well an ordinance expired Jan 1st, so the maximum impervious coverage went down to 45%!

You compute this percentage based on the foot print of your foundation, driveway, walkway and even the air conditioner pad. You use the property line as the total area.

The resident is asking for a variance to install a wood deck. You would not think that it would be considered impervious coverage, but they take 1/2 of the square footage of the wood deck and count that as impervious coverage.

So, the main points I wanted to add were that the percentage dropped to 45% Jan 1st and you have to count 1/2 of the total square footage of any deck as impervious coverage.
