Analysis of our Office Lease

Sal faxed me a copy of the Office Lease. I couldn?’t stop laughing after I reviewed it.

LANDLORD: Circle C Homeowners Association, Inc.

What a sucker landlord are we? A landlord who has never had received one cent of rent.

TENANT: Phoenix Holdings, Ltd.

How come Phoenix Holdings, Ltd. is our tenant? The tenants should be Circle C Landscape, LLP and Full Circle Management because these are the two companies who occupy and use our offices. Did Phoenix Holdings sublease our offices to Susan Hoover and Denise Nortstrom? Or are Circle C Landscape,LLP and Full Circle Management the subsidiaries of Phoenix Holdings?


Definitions & Clauses on the Lease Agreement:

?“RENT?” means Base Rent plus any other amounts of money due Landlord by Tenant.

#4 TENANT agrees to pay annually, in advance, on February 28th, 2001, and on the same day of each calendar year during the Lease Term, the Base Rent to Landlord at Landlord's Address.

Hello, Homeowners/Landlords: Have we ever received one cent of rent???

Phoenix Holdings, Ltd. (Developer) is the luckiest ?“tenant?” on the face of the earth. Instead of paying rent to the landlord/us, it actually collected and pocketed ALL the rents for us.

No wonder Mr. Rigsbee, the Secretary/Treasurer, called us a bunch of idiots!

Why lease out this space at all?

The question I want answered is WHY are we leasing out this space to anyone at all? We are currently paying rent and related expenses for use of the ''information center'' and leasing out space that we need to use ourselves. Why is this? It makes no sense to me. Perhaps someone can explain the wisdom of such an arrangement to me here. If so, please do.

50% staff personnel cost


Bill,

We didn't pay RENT for the Information Center. But, BOD made us paid the property taxes and utility bills for this building which is owned by the Developer.

We were told by the Board that homeowners (HOA) would share half of the staff personnel cost, but we were not being told that Alien, Inc. (Developer) would make 10% profit on top of our share.

So, the actual amount we have paid would become 60% (50% of cost plus 10% of profit to the Developer), and the Developer's share would reduce to 40% (50% of the cost minus 10% profit earned from the homeowners).

Therefore, we conclusion is as follows:

Gary Bradley - ''smartest & luckiest'' Developer and Landlord on the face of the earth!

Directors of the Board of CCHOA - Biggest crooks on the face of the earth!

Circle C Homeowners - stupid, naive, blind, ignorant!

Hotdog Stand


What a good deal to pay $100 monthly for a two-rooms office. Even a hotdog stand or newspaper stand could cost a lot more to rent. At least OUR two-rooms office has a roof!
