What is less $1,200 or $20,000?

Perhaps a better question to ask is why would the CCHOA enter into a ten year lease with Phoenix Holdings, Inc. for $1,200 a year for a space that would be perfect for a ''Resident's Information Center''.

Then turn around and PAY the developer $20,000.00 a year to share the current ''Information Center''?

What's less $1,200 or $20,000?

What's better, the current Info Center open
1/2 days, 5 days a week, that many of us don't feel welcome at?

or our own Residents Info Center we could feel welcome at? One that is open more than 1/2 days? One that actually answers the phone during the day?

For the $45,000.00 we pay the developer for ''half'' the current building and ''half'' the current employees, we could use 5919 Lacross and hire our own employees. One full time and one part time. Or, it would be a great place to house a professional management company.

We shared more than half of the cost of the staff personnel at the Information Center because Alien, Inc. put 10% profit on top of our share. In this case that means.......

Homeowners pay 60%
Developer pays 40%

Sue for the stolen RENT


Dear Lawyers:

Phoenix Holdings (Developer) pocketed our annual rent of $1,200 for renting two offices to Circle C Landscape (owned by Susan Hoover) and Full Circle Management (owned by probably one of the Board members). When you sue for this stolen rent, you should not consider $1,200 was the amount being stolen; you should consider that the FAIR MARKET RENT is the actual amount that has been stolen.

If I were the lawyer, I would do the following:

(1)Contact at least 3 property management companies to come over and look at those two offices and find out the fair market rent estimation.

(2)Sue for the highest Fair Market Rent estimation.

(3)Read the rental agreement. If the utility expenses are included in the rent, don?’t forget to add those expenses in.

Has our dear Board committed a CRIME by letting the Developer pocket our rental income?

The Info Center is a wreck

I think the Info Center is at the end of it's usefulness, both for CCHOA and the Developers. The bathroom doesn't work any longer (I think the contruction probably destroyed the septic system) and the floors are rotted through! Between the two offices, the floor is soft and spongy, but outside on the deck, they have started to lay flat stones to keep people from steping through the rotted deck boards.

Besides, nobody stops there much, with the construction, road cuts, and lately, it just looks abandoned anyway. CCHOA shouldn't be sharing any spaces or facilities with developers - it's high time to cut the cord.

I am please to hear that the 2003 records are finally accessable - why on earth did it take 8 months to type them up and produce them ?
