Minutes from BCHOA annual meeting February 02, 2010

1). 2009 budget reviewed and explained. All the expenses that were incurred for 2009, (A copy was given to each person). Items itemized line by line, and explained what expenses were for. No questions were raised. All in attendence agreed on the budget for 2009.

2). Alex reviewed line by line items for the budget of 2010. Copies passed out. The budget was approved by all in attendence.

3). Letter was read that was sent to all the homeowners the first part of 2010, prior to the bill. Referenced information about dues, general convenants, and the (1) person that has not paiod their HOA dues for years). Items discussed were ACC approval, Speeding, Pets, Stop sign at the bottom of the hill, and just being good neighbors. It was brought up about starting a neighborhood watch program. It was also discussed to have a block party this summer or fall.. Mr. Hamby and Mrs. Fountain will chair this project.

4). Dues for 2010 were reviewed. It was discussed how we arrived at the amount of $240.00. We wanted to do away with the two prices as we had in prior years. ($225.00 - If you paid early and $250.00, if not). It was to hard for bookkeeping purposes, especially those that have not paid in time. So, It was suggested that $250.00 all and it was voted down, therefore the $240.00 rate came in effect.

5). Mailboxes were discussed. It was asked if everyone had received their memo about the mailboxes being painted. Everyone did. Memo discussed.  It asked if everyone was ok with having their mailboxes painted. No objections. We have 3 mailbox posts in the subdivision that are broken and need to be replaced. This is not to be at the expense of the BCHOA. It is the expense of the homeowner. Bessie Robinson stated that she has people turning around in her driveway and that is how her mailbox got broken, Needless to say, the homeowner is liable and has the expense to get it fixed. The painter will be starting the first part of March (weather permitting) to paint. It was stated that if anyone has something that needs to be repaired or replaced on their mailbox to do so before the end of February. The cost to replace the post and the post cost $40.00 or the homeowner can fix it themselves.

6.  Discussed looking into a common area for additional parking.  Reasoned that may not be conducive for all neighborhood members, and expensive.

7.  If it was possible to start a neighborhood watch program.  The need for email addresses to keep neighbors informed, and that Cobb has a web site that alerts people to crime that may affect them and their neighborhood.  Can access at Cobbcounty.org.

8.  The wear and tear our streets are taking because of various trash collection trucks coming into the neighborhood.  Discussed looking at one service provider who may give us a discount if everyone in the neighborhood used their sevice.

9.  Eliminating the use of the attorneys this year at the end of their contract.  The expense of using them outways the benefits of keeping them.

10.  The need for 3 board of directors.

11.  A bigger No Soliciting Sign and a big board for common area is in the process of being installed.

12.  EMC can be called to replace street lights that are out.  The city of Marietta is responsible for sidewalk repair.  Judy offered to call city about broken sidewalk.

13.  Residence need ACC approval for any outside changes to their property. (changing landscapeing, need samples of paint colors, plans and materials for the project being undertaken)  Can contact Mazzie or Andrew if they have questions.

14.  Installing park benches in the common areas for everyones use.

15.  Ballot for the BCHOA board reviewed and positions opened to all residence.

The positions include the following:
(3) Board of Directors, President, Treasurer, Secretary, & ACC. We had no volunteers til the end of the meeting, and Bessie Robinson volunteered to be one of the Board of Directors.
The 2010 Board was voted for unamimously by all in attendence.
