In the event of an emergency, Capitol Property Management has a 24 hour answering service that will page a manager on duty to assist in an emergencies that involves damage to building structures or common elements, for example water leaks or other accidents or disasters that threaten the safety of a building structure, or fallen trees or structures during storms. Owners and residents should expect that someone is supposed to call you back in a couple of minutes. If someone doesn’t call you back, call the answering service again. For all emergencies reported, it’s a judgment call by the manager on duty to determine the course of action based on time of day/night, weather conditions, danger of damage or injury posed by the emergency, and the cost of addressing a non-threatening emergency during non-business hours. If you are faced with an emergency and cannot reach Capitol emergency services, stay calm and use your best judgment to alleviate the situation, this includes calling 911 if you or other residents are in immediate danger. Such situations might include fires, power lines coming down in storms, trespassers on our property, or other situations that the police or fire department are equipped to handle. You are an equal owner and resident in Bedford Park and have every right, and are expected, to report such situations directly to police and fire like any other homeowner or renter would do in any other residential area.
Please keep in mind that even our 24-hour service is subject to human error, phone line reliability, and any number of other things that sometimes happen at the worst times (especially in an emergency where widespread power or phone outages occur in our area).

The BPUOA maintains a primary master insurance policy covering building structures and common areas/elements. In providing such coverage, the Association does NOT insure, assure, indemnify, or in any way assume or construe acceptance of any risk. The Unit Owner is solely responsible for ALL risks while on condominium property. Upon purchase of a unit, owners are provided with notice/proof of the master insurance policy. The BPUOA master policy is provided by State Farm Insurance, contact the management company for a copy of the policy and State Farm contact information if you did not receive this in your resale package.
Owners and tenants are responsible for attaining individual coverage for personal property and individual liability. The Master Policy does NOT cover personal property or your liability. Non-resident owners need special coverage, which does not cover tenant personal property. Non-resident owners are responsible for informing tenants that they must attain coverage for their personal property.
In the event of an accident or disaster that causes damage to the structure of the condominium, such as a fire or water leak, all owners have the right to make claims against the master policy to pay for such damage.
