Bentwood Farms - Mallard Pond Homeowners Association

OCTOBER 2001

Nov 20, 2001

Notes from the President
By Jim McGrath

It?’s been a busy year, and next year will be much the same, many more projects are planned. One known project is that of the pond upkeep, and how it will be maintained. We are now looking at this issue. Please come to a meeting or make your thoughts known to us. Our web site is at the top of this page.

Two New Trustees Elected
At the Association meeting September 10, 2001, two new Trustees were elected- Holly Amos, and Wayne Whitehead. Please say hello, and feel free to let them know what you want to see out of our Association. Your input helps to shape our actions.

Voting- November 6, 2001
Don?’t forget to vote on the 6th of November. There are many important issues and elections, including two positions for Violet Township Trustee. Our own Jeff Fix is running for one of the vacant seats.
It is in our best interest to have an elected official residing in our neighborhood. I?’m sure he would appreciate your vote.

Communications Committee
Trustee Sharon Lach manages the communications committee, which has the responsibility to help improve communications between the board of trustees and our homeowners. Please thank the following volunteers who walk or ride the various newsletters, flyers, and phone directories to your door or mailbox; Carla Searfoss, Jim & Jennifer Hellmich, Billy Kelly, Terry Egan, Lori Goddard, Megan Snare and Kim Wright. The new phone directory should have been delivered with this newsletter. There was minimal cost to the Association to print this directory. If you have time to help, two more volunteers are needed for this committee.

Welcome Wagon
If you have new neighbors, contact Sharon at 861-0325 so they can receive a ?“Welcome Folder?”.

Grounds
Sharon is also our grounds trustee and is responsible for insuring the common areas are maintained. She
has interviewed local lawn care companies for next year?’s services.

Join Us At Our Monthly Meetings
The Board of Trustees encourages all neighborhood residents to join us for monthly Trustee meetings. The meetings are held on the first Monday of each month at 7:00 at the Violet Township Offices located at 12970 Rustic Drive.

Architectural Control Committee
By Craig Turner, ACC Chairman & board member

As the outdoor project season comes to a close, the Architectural Control Committee wants to thank all

(ACC continued)
our neighbors who have complied with the submission
requirements for your outside project plans as listed in the Declarations of Covenants / Deed Restrictions.

As a reminder for future projects, the ACC requires a copy of your plot plan that shows where the work is located at on your property, a cover letter that gives a brief description of the work along with your name and address, copies of plans/prints if available, and any product data that is applicable for the type of material and/or color that will be used. Submissions will be kept for our records. We try to get an approval letter issued within a week or two. Please allow for this time when scheduling your project.

Again, the ACC would like to thank everyone who submitted plans for review and thanks all our neighbors who help keep our neighborhood looking great.

Safety First!
This may be common sense, but one of our neighbors recommended that we have sidewalks for bicycles and walkers, please try to stay out of the streets! With darkness coming earlier (time will change on Oct 28th), please make sure your children use sidewalks to avoid being hit by a motorist. There is only one area that does not have sidewalks, and we will budget for that area?’s completion next year.
Please watch out for children walking or riding bikes to the Middle School, as they must cross the roads several times.

Special Visit
For those of you who like to plan ahead, Santa is going to be visiting us the Sunday before Christmas, according to one of his elves?…

Does anyone know someone at a nursery where we can get some trees at a good price? We have been getting quotes on replacement trees, but they seem to be very expensive lately. If you do know someone, email Jim McGrath at the address listed below...

Would you like to advertise in our Newsletter? If so, contact Jim McGrath for rates, etc. at JMVETT@ aol.com Rates are reasonable?… and you will get a posting on our website too!
