I also have concerns regarding the unsightly condition of our front entrance. While I do understand that we do not have an operable sprinkler system at the front entrance at this time, the landscaping has not been tended to in any way for an extensive period of time. On last night, I noticed that one of the bulbs at the front entrance needs replacing. I also noticed some time ago that one of the spotlights is not operable. Furthermore, I understood that the work to the common area on Harwood Hills Lane and Falling Stream was to begin in June? It would so kind if the Board would advise us of the status concerning the landscaping issues. Thank you.
I am not a member of the board but can speak somewhat to your concerns as I have been heavily involved in the community otherwise.
Regarding the broken lights, there are multiple broken lights in fact, not a single light. The responsibility for replacing these lights is with KB and is not the responsibility of the HOA, as these lights have not been functional since before the HOA took control of the community from KB (in addition to the fact that many of the lights were improperly installed by KB's contractor, which contributed to their breaking). I cannot say who maintains responsibility for the bulbs themselves, though my guess would be that it is Duke Power as I believe (again, I am not 100% sure) that the lights at the front of the community are covered under the same contract as the street lights throughout.
Regarding the landscaping, KB is also responsible for installing a functioning sprinkler system for that part of the community but previously indicated that they would not do so until the drought restrictions have been lifted. Additionally, numerous complaints have been filed against the new landscapers (as happened last year) due to poor service. I cannot provide any update regarding any response from the landscapers, though I did notice that the shrubs were trimmed recently, though I do not know if this was the landscapers or a member of the community.
