Dear Neighbor,

Your California Country Club Homes Association (CCCHA) has been hard at work in 2003 to make our neighborhood a better place. Working with key city officials, local residents and other community advocates, we have initiated a number of activities that have shown immediate improvements to the residents represented by CCCHA.

So what has your homeowner’s association done for you lately? In 2003, we:
· Initiated the building of handicap/stroller ramps corners throughout the neighborhood
· Completed neighborhood-wide street repaving
· Negotiated a new contract with API Security, to increase patrol car coverage throughout our neighborhood
· Began root removal and repair of damaged sidewalks
· Protected the community from traffic mitigations that would have forced extra commuters onto our neighborhood streets
· Secured funding for the building of our gateway island on the corners of Queensbury, Earlmar and Patricia.
· Hosted our most successful BBQ block party yet, with ponies, games and clowns for the neighborhood children.

Anyone interesting in participating on the Board level, please contact us immediately. Remember this is our community and we must work hard to make improvements together.

The entire Board of Directors wish to thank Larry Abelson, our Past President, for his dedication to our community and wish him well on his move to Pasadena.

So that we can continue our work into the next year, please pay your 2004 dues by Thursday, January 15, 2004.

About our association

About Our Association

California Country Club Homes Association (also known as California Country Club Estates) is an incorporated community comprised of approximately 410 homes located in the southeastern portion of Cheviot Hills. The Association has been in existence since 1952 and was originally formed primarily to enforce covenants, codes and restrictions (CC&Rs) and the resulting guidelines regulating the exterior aspects of the homes in our neighborhood.

The membership in this Association comes with the lot that each family owns. This allows you as a member to participate through the board of the Association and the committees that are part of it to support our efforts to keep our community safe beautiful and within the CC and Rs established by the original covenants, codes and restrictions of 1952. The dues for this membership are collected annually.

Since that time, the Association's mission has greatly expanded to include efforts to reduce commuter traffic through our neighborhood and enhance safety in our community, increase security, fight aircraft noise and pollution, erect custom neighborhood signs and beautify the area. We also have arranged for public officials (such as Jack Weiss Yvonne Brathwaite Burke, and Herb Wesson) to speak to our community, and otherwise represent our neighbors as various issues affecting them as they arise. Issues such as the installation of cellular phone antennas, adjacent to our community, parking issues, security patrols and other services the community desires.

The Board of Directors is comprised of 17 homeowners. The Association is a member of the Westside Civic Federation, and working with other groups has formed the Neighborhood Council that was mandated by the city charter revisions. CCCHA has joined with the Cheviot Hills Homeowners Association, the Beverlywood Homeowners Association and other homeowners' groups in developing traffic mitigation plans for our area and working on other issues of common concern.

CCCHA Works to Create a Friendly Neighborhood

Since the establishment of our Association, the desire to know and interact with our neighbors has grown. Over the years we have established regular annual meetings where members of the Association participate in voting for the Association board for the next year. There is usually a meet and greet reception before the formal meeting. The annual meeting is held at the Beverly Hills Country Club on the corner of Motor and Manning.

The meeting usually consists of discussing matters of concern for our two tracts that form the Association. Also we have speakers from various city and county agencies, the fire department and police as well as our security patrols to discuss issues that concern us.

Each Fall the Association hosts a block party that is held between Cavendish and Earlmar on Cheviot Drive. It is for everyone, young, old, and all of us in between. Last year we had a potluck and barbeque. We had the new security patrol there as well as the fire department and an engine. We had a popcorn machine, ponies, games and clowns. Everyone contributed to the festivities and visiting elected officials met with residents individually to talk about their concerns and questions.
We invite you to become an active participant in our Association. In that way the Association can grow and become a more cohesive force in securing the things that we need and want for this wonderful community called California Country Club Estates.
