Cambridge Square Rules and Regulations - Part 1

Rules and Regulations - September 1979, Revised September 1993

The rules and regulations are adopted by the Board of Directors, in accordance with the By-laws, Art. IV, 4.04(b), in order that all of us may enjoy living in this complex and that the rights of all owners may be respected. When we took title to our property in the Project, we automatically agreed to observe the rules and regulations that are promulgated for the benefit of all (Contract of Sale and Purchase, 11.02 and 11.03)

It is the responsibility of all owners to ensure that these rules and regulations are onserved by their tenants and guests. Each owner, upon selling his unit, is obligated to give a copy of these rules and regulations to the new owner.

Certain pertinent paragraphs of the Declaration of Covenants are hereby summarized for the guidance of all owners.

1. Residential Use Only

Paragraph 13 states: "Each owner shall be entitled to the exclusive ownership and posession of his Condominium Apartment. Each Condominium Apartment shall be used for residential purposes only. No unit shall be used at any time for any business or commercial activity."

2. Rules and Regulations

Paragraph 14 states: "The Association may adopt rules and regulations governing the use of General and Limited Common Elements, but such rules and regulations shall be uniform and non-discriminatory. Each owner, by the acceptance of his deed or other instrument of conveyance or assignment, agrees to be bound by any such adopted rules and regulations."
