Campus Commons East Ranch is a planned unit development in the City of Sacramento. It is an upscale community of 114 individual residences built in 1976. Amenities include a park-like, forested setting, tennis courts, swimming pool, spa, a clubhouse with kitchen facilities, comfort facilities, meeting space, and a sauna.

The development is centrally located in the metropolitan Sacramento area with ready access to shopping, medical and legal services, easy freeway access to Lake Tahoe and the San Francisco Bay areas each of which is just over1 hour away to the east and west, respectively.

East Ranch is, in many ways, a unique community. It is notable for its mature trees which contribute to the ambiance of the area while providing visual and actual relief from Sacramento’s summer sun. Uniform rustic architectural detailing and neatly trimmed lawn and shrubbery areas provide a sense of richness, order, and stability while freeing the owner from the labor of maintaining the exterior of his, or her, home and the environment.

East Ranch is located on Munroe Street between Fair Oaks Boulevard and American River Drive. It is a terrific location and a terrific place to live!

About our association

The Campus Commons East Ranch Homeowners Association was incorporated on September 13, 1976 under the general nonprofit corporation law of the State of California as a mutual benefit corporation. The specific and primary purposes for which this organization has been formed are to provide for management, maintenance, and preservation of the common areas. The Association’s efforts are supported by monthly assessments to its 114 homeowner units.

The Association is led by a volunteer five-member Board of Directors elected at large. A professional management consultant provides management support to the Board. The president and other officers are elected by the Board from among the directors. Terms of Board members are staggered and two years in duration.

The homeowner’s association provides many services for the homeowner. They include:

1. Maintenance of the landscaping of East Ranch
2. Maintenance of the clubhouse
3. Maintenance of the pool and spa
4. Maintenance of the tennis courts (2)
5. Maintenance of peripheral boundary fencing
6. Maintenance of all residential unit roofs
7. Maintenance of all residential unit fencing
8. Maintenance of residential exterior painting and siding repair
9. Maintenance of all road and driveway paving
10. Maintenance of domestic water and irrigation systems
11. Maintenance of all storm sewer systems
12. Maintenance of all area lighting systems
13. Maintenance of all pedestrian circulation paving (sidewalks)
14. Maintenance of sanitary sewer system
15. Provision of specified insurance for all common structures and residential units
16. Provision of basic cable television service for the clubhouse and all units.

The Board, acting on behalf of the homeowners, negotiates and enters into continuing contracts to accomplish the various ongoing responsibilities allocated to it.
