As a community of dwellers in this 64-unit planned development, we very much control our own destiny. Our common interests span property value, security, anticipating and planning for the future, and providing an environment in which we all wish to live. We exist in a larger community and have a say in neighborhood growth and development.
We believe that our dwellers have a right to live as they please, but subject to a code which ensures others have the same rights. Covenants provide the framework for codifying the standards of behavior, but like anything in life, are subject to interpretation, and variance as one would expect in a democratic country. Once the developer has fulfilled the mandate to build the community according to approved plans, the long-term control of common interests is transferred to a homeowners association (HOA), a legal entity. The HOA is responsible to manage and disburse the HOA monthly fees we all contribute according to an approved plan and budget. The HOA also looks out for property value by ensuring the timely maintenance of common areas is anticipated and done. We are assisted in the mundane functions by a professional management firm.
Bound by a geography and investment, we are a small community of neighbors who can do much for each other to preserve our way of life.
