HOA Dues Collection

It is very disconcerting to realize the HOA is owed so much money by non-paying homeowners.  I have some credit experience and Kachina Mgmnt surely knows that the yearly coupon booklet collection system is one of the least productive ways to get people to pay their bills.  About half the time, I forget to pay my bill on time.  Quarterly statements may be more expensive but I feel the increased collection rate may more than pay for the added expense.  Please take a look at a new process for collecting the dues and remember that sometimes you have to spend money to get money.

Sounds like a worthwhile idea. I think some of the non-payers have no intention to pay though.

It's worth consideration, but I agree with Flanders, those who don't pay, arent gonna pay.  If you miss a payment, Kachina sends out a "late" notice, so I don't think "notification" is the main problem...

Kachina does send you a bill if you forget to pay so people really have no excuse.  I forgot to pay one January a year or so ago just from the hussle of Christmas, New Year's, etc not to be delinquent, well February rolled around and I got a bill in the mail from Kachina for my dues plus an additional $15 late fee attached to it.  Now IMO if someone has the original amount to pay they'll have the additional $15 and, as I did, say "whoops" when they get the late notice, kick themselves in the tush, and pay up late fee included. 

Kachina also offers automatic debit from your banking account that they will take the dues out quarterly for you if you sign up with them for it.  And really in the age of technology with cell phones with reminders, e-mail, PDA's with calendars, internet service providers with calendars that you can set reminders on there's really no excuse to forget.

 I really think that people that are $234 plus bucks in the hole aren't forgetting to pay they simply have no intention of paying as by that time they have now received AT LEAST 2 late fee notices/bills and still haven't paid up, if that's the case sending them the bill originally isn't going to do anything special to make them pay.

 JMO though.
