For those of you that have rentals, did you have to have approval from the HOA? And do they have requirements on property management? We will be moving into a new home in about 2 weeks and someone just reminded me about the HOA. I never even thought that they would have any say in it.

As far as I know the HOA doesn't have anything to do with rentals as long as the rental property is being kept up by someone and nothing is going against any of the CC&R's.  As long as the home/property and people living in the property are in compliance with the CC&R's then the HOA shouldn't have anything to do with renters.  At least that is my understanding.

The HOA has no rules or regulations regarding rentals.  If you plan on renting your home out, just be sure to provide the management company with YOUR mailing address that way you get all the mail from the HOA, not the renters.  As the home owner, you are responsible for the upkeep of the home and property, not the renters, and you will be fined, not the renter, if the home is not in compliance.  Just a heads up.
