I'm trying to find out if other people are experiencing the same or similar problems. We  have a long crack through the ceramic tiles in the kitchen, it has extended from the cabinet to near the end of the kitchen and continues to widen. No cracking on the outside of the house is seen.

We first bought the house in 2004 and the heavy rains that year left a number of sinkholes in the front yard and the poor design of the roof funneled most of the water between the garage and front door area undermining the sidewalk. We added a gutter and a drain down the driveway which seems to have done the trick. We next built a low wall in front of the sidewalk and it has been shifting and cracking since soon after it was built.

We would appreciate hearing from others that have had similar problems.

We don't have any cracks, however we have laminate flooring and in our downstairs bathroom it's lifting in a large portion.  Given that it's been progressively getting worse over the past 6 years it's odd.  That's the only place though and not sure exactly why it's happening.

Just a random thought: But do you have any trees in the front of your house?

I know certain tree roots can lift foundations/sidewalks, etc

Infact, the Sissoo tree has been known to damage block walls in Arizona amoung other things and Sissoo's are very popular in the Castlegate subdivision.

Hello,

I saw your post. I also have crack issues. After the 1 yrs walk through I brought to the inspectors attention the patio between the slabs was cracking. I was told it was wide enough per the guidelines. This crack is now about ¼ inch and runs the length of the patio to the house.

I had tile installed about two years ago. I now have noticed that if I follow the crack from the patio it goes to just about where the separation of grout for the tiles. The tiles from the back patio I will bet my life have the crack traveling through the lvingroom/kitchen straight towards the front door. I will also bet if I pull up the carpet in the front room (I don’t know what AZ people call this room) that there is a crack. When I glide my foot (wearing a sock) I can feel that one tile is now higher than the other.

Have you received any other info from any other homeowners? My guess is the land was not correctly compacted when the homes was built and 4 years of rain etc has cause the center of my property to shift, drop or what ever you may call it. I believe Providence on put a 2yr warranty on it.

Have you contacted the ROC to see if there are any other complaints?

These homes were built with the crappiest supplies. The workmanship is poor the quality of the wood is terrible and the paints they used were either $1.00 for 5 gal or they watered them down. Walls aren’t straight etc.

ON another note, is something happening with Providence Homes as the models no longer have railings around them. Only the first model the 2400sqft model has the railing now. Are they going under? There are still plenty of lots yet to be built on in parcel 1 (ocotillo and Schnepf).
