New to be owner need help

Fulton builds better homes from what I can see and our neighbor across the street from us has put his house up for sale and is moving to Ironwood Crossing because he has had it with our management company and the way things have been let go in our neighbor hood, our parks have had brown grass for quit some time and the common areas lack rock that should be covering them.

Our neighborhood has even been used as an example of what other neighborhoods don't want to become, things are starting to get a little better but it is a slow work in progress!

We have kids that ride their motorcycles and quads at high rate of speeds up and down the streets on a daily bases and in the common areas and no one seems to care, I called the Sheriff a few times but by the time they got here they could not find them, so I gave up calling.

We have had some vandalism and car break ins but that is going to happen no matter where you live, I have five girls with number six on the way and their are plenty of kids to play with in this neighborhood.

 we have talked about moving out of the neighborhood ourselves as soon as we can get our ducks in a row!

That's my honest opinion and I know it will not be liked by some that live in here, but the truth some times hurts!

I am really appreciating all the responces I am getting from everyone whether they be good or bad. I just want to make sure that we are getting a nice home that is well built with a nice neighborhood. We have to teenage daughters and one of them is really sweet but seems to get picked on, so she has developed a quick temper from that. We have lived where we are for a while and I am finally getting her back to her old fun loving outgoing self. I want her to remain that way and not be provoked again. I know life happens so I am not just sticking my head in the sand by any means.

   I really like the area of Castlegate but I like the area around Ironwood Crossing as much. I must say that the Providence Home has good options with them but the HOA issues that I am hearing I don't like. Dealing with an HOA is painful sometimes but when they are not doing there job well then it becomes hard to deal with paying them, but you have to.

  Are houses hard to sell in Castlegate with the quarry being so close to the neighborhood. Are the large lots that Providence is selling kind of the "Left over lots"?

What about the water line breakage is Providence standing beside there work and how is the overall build quality of Providence. Would you buy a Providence home again if you could?

 

The HOA is absolutely doing its job, however at some point previous management companies got us into a HUGE hole of debt.  So, the HOA has had a hard task of slowly but surely digging its way out.  They have done a fabulous job, but now there is the task of now that we HAVE enough money to do things, getting them done and things have to be done in phases or people complain about $200K being dropped.  So, the common walls have been repainted and a nice dark stripe put on it to make it look nicer.  Gravel is being trucked in (which is evident along Castlegate to the east of the school) and laid out (and this will continue over a period of time), we have great landscapers that are slowly but surely working with the HOA and management company to improve our common areas and fix problem areas that had not been fixed previously.  Our weed problem is pretty well under control, they have redone some of the tot lots to improve them and will be starting a huge project on the activity park soon.  They have installed solar lights at most, if not all, of the mailboxes to aid in lighting issues for folks.

 

But, then yes we have kids that want to destroy things like lights and the picket fence along Schnepf and Ocotillo that the HOA (i.e. the RESIDENTS) have to pay to repair (and it is not cheap). 

 

The HOA does a great job, but it is playing "catch up" and where people seem to want things done overnight, that just isn't possible with a subdivision this large, so things are done in stages.  I think by the end of 2012 things will be looking a lot nicer and by the end of 2013, even better still.  But, as with most things, it is a work in progress.

 

I think homes in this area in general are hard to sell because nobody wants to make the commute from here to Phoenix, Tempe, etc.  We got hit HARD in the housing market for many reasons, so houses are not terribly easy to sell out there, but they're not any more difficult to sell in Castlegate IMO than in any other subdivision in the STV/Queen Creek area.

 

No, Providence is NOT standing behind their work.  Most of the homeowners have had to repair it themselves at their own cost as far as I understand it.  As I understand it, the plumber they used has gone out of business so Providence is dragging their feet.  Not sayign Providence is better or worse than any other builder, truth be told, I'd imagine you'd find any other builder doing the exact same thing.  But, after seeing the issues that these folks have had, I am not sure I'd personally want to purchase a Providence home, however it's only been in certain lot areas.  So, the lots that you're looking at may be just fine who knows.

We have lived in Castlegate for 8 years and like it just fine. We have a Providence home and any problems we have had they took care of.

The HOA is doing a good job of catching up from earlier problems.
