Lack of Warranty

Warranty "Team" at Village Homes

I've had a similar experience with the Warranty "Team" at Village Homes. It first started with Terry Merryman, who has since been promoted. Terry hung out in the warranty trailer, probably did his best, but lacked project management and customer service skills. Calls, faxes, and letters went unanswered. It seemed as though you had to actually visit the trailer, which is impossible for most people, in order to persuade Terry to schedule warranty work.

Then John Houk took over. What's interesting about John Houk is that he doesn't even make an attempt to respond to customers; at least Merryman sounded genuine. When I finally complained to the BBB about the lack of warranty service, John Houk proceeded to outright lie to the BBB regarding the issue at hand. He actually told the BBB that the ground was frozen in our front yard, thereby making it too difficult to determine landscaping repairs that needed to be done. As we all know, the ground does not freeze in the plains of Colorado.

When you take any issues up the chain of command, similar neglect is the status quo. Mark Rems, John Houk's supervisor, inspected a retaining wall at our house on 4/25, but didn't bother to call, fax, e-mail, or write to me regarding his findings. I finally called him on 5/9 to get the scoop.

Overall, it seems as though the warranty crew at Village Homes doesn't have the education, training, skills, and resources to do their jobs properly. And that's probably why Village Homes' no longer takes home any MAME awards.

It's too bad, because outside of the warranty snafus, which most of my neighbors have painfully endured, the neighborhood is actually a nice place to live.

I guess we are one of the lucky folks in Greenfield. We have had no problems with Village Homes. John Hauk did a great job in getting repairs done in our home. We had no heat in our baby's room due to lack of or no insulation. As soon as we contacted John, he had a team here right away and took care of the situation. Jim Putnam also did a great job getting all the urgent items taken care of as soon as we moved in.
I would highly recommend Village Homes.

Thank you to those of you who have been patient during the last few years. I realize that the labor shortqage experienced by the entire Denver Metro area has been frustrating for all of us,
however Village Homes has every intention of honoring any and all obligations concerning Warranty, as outlined in the Homeowners Warranty Manual.
