ROOF Leaks all Around in Condos

This is a report put out by TMMC in 2002 about getting all the roofs fixed, It is almost 2008 and the roofs still have not been fixed. There are leaks everywhere and there may be structure damage on some buildings.

A Message to Condo Owners from TMMC


Dear Homeowner:

Per the bylaws of the association, TMMC has reviewed the 2001?–2002 fiscal year expenses and the budget for 2002?–2003 fiscal year expenses for the condo buildings. The portion of your dues that pay for utilities, carpet, janitorial service, light bulbs, fixtures, HVAC, etc. will be increased for condo expenses incurred the prior fiscal year and the current fiscal year. The condo maintenance budget is as follows:

Boiler Inspection: $600.00
Boiler Replacement: $7,000.00
Carpet Cleaning: $2,640.00
Carpet Replacement/Repairs: $9,000.00
Cleaning/Janitorial: $15,600.00
Drywall Repair/Painting: $1,500.00
Electrical: $1,200.00
Fire/Security/Intercom: $10,500.00
HVAC: $13,200.00
Light Bulbs: $900.00
Locks & Keys: $540.00
Misc. Maintenance Supplies: $2,400.00
Other Repairs/Maintenance: $2,100.00
Plumbing: $3,000.00
Public Service: $65,400.00

Total Condo Maintenance: $135,580.00

The primary cost to the condos is the cost of gas used to heat each unit and hot water. The last increase was due mainly to the increased cost of utilities as well as increased usage. Although, utility costs decrease a small amount, it was not enough to off set the excessive usage. Additional costs that are related to the condos include the installation of emergency lighting to each building as required by Highline Meadows insurance company. There are also 2 buildings that will have their hot water heaters replaced and 2 buildings scheduled to have their carpet replaced. This budget/financial analysis also reflects costs of vandalism and theft to the lighting fixtures and light bulbs.

Due to the added expenses, your dues will be increased as follows:

1 bedroom condo: $125.76
(was $115.00 a difference of $10.76)

2 bedroom condo: $154.37
(was $141.00 a difference of $13.37)

IF YOU STILL OWE FOR YOUR SPECIAL ASSESSMENT, THIS AMOUNT IS NOT REFLECTED IN THE ABOVE FIGURES.

The increase will be effective October 1, 2002. You will be receiving a new coupon book in September for your October payment. (Please be aware that this increase is mandated per the bylaws of the association and is not a board decision.)

The board is also in the process of reviewing bids for roofing repairs for all condo buildings that will extend the life of the roof by an additional 1?–3 years. (Costs related to roofing are not part of this increase).

There are ways to help keep the fees down, each resident should try and conserve by not turning your heat up too high in the winter and not excessively using hot water. These costs are passed on to you when the annual expenses are reviewed, in the form of a dues increase. Those who are wasteful only cost everyone more money, please be courteous and keep your usage down to help keep your fees down. Also, if you see someone vandalizing or stealing from the buildings, call the sheriff?’s department. All of these acts cost you in the end.

Re: 2002 & 03. $900 for light bulbs? where are you purchasing these? Locks and keys at $540? Where? Cleaning the halls $15,600? Are you out of your minds? NO WAY.

Its just astounding that TMMC would let these Roofs get so out of shape so soon after 8 Years.

We as a Community have seen enough wasted Money from these people with little repairs and Beautification.

The fact that we are still dealing with this issue brings up Why we have not thought the the the Current Board and TMMC have not been performing there functions in this Community.

Each year our dues go up and they waste our money on things that don't help our bottom line.

When Property Values dive and the place starts to look untidy that when the People of this community need to come together to fix the situation.

We can do it! We can fix it. We have a Million Dollar budget right?

Why can't T.M.M.C end the big mystery and show all the cancelled checks and invoices to subcontractor's for all the alledged expences incurred.Come on Denice end the mystery.And while you are at it post how much money is still in the kitty for all the replacement of roofs,garages and balconies ect.that has already been collected over the years by special assesment.Whats the problem.you got something to hide?
