Why is Northwood Hills a special neighborhood? The answer is simple and clear, it does not need a homeowners association or ''Board of Directors''. Geographically, the neighborhood is located less than a mile from the ''town square''. One of my neighbors (which happens to be a friend of mine) had a problem with another neighbor. With the convenance's already in place she went down to the city hall and had the problem solved, without a board of directors or attorney. The dues will be $50 now, but once litigation gets started, you WILL see the dues surpass the $200 ''limit'' quickly. As far as insurance liability on the common areas, they can be written as ''No Fault'' common areas. So far, no one has injured themselves in our common areas and I don't think that they have been insured. When or if a $3000/year policy is in place, you can bet that someone will get hurt in the common areas. That means higher insurance rates, litigation, higher attorneys fees resulting in more money out of your pocket. Yes, my name is David Norman 630 Northwood Hills Drive and I do care about my neighborhood. I was the one that placed the ''No'' signs. Northwood Hills is special. It stands out in the fact that it does not need a property owners association or board of directors. After all, the municipality is less than a mile away, ''walk over'' and take care of a problem ''yourself''.

Thanks Brenda. I am curious to know how many of the 220 home actually voted. The homes that did not vote, is an automatic ''Yes'' vote. If everyone would have voted by proxy or in person, I am sure we would have gotten at least another 60 votes,,,,,,more than half. But a 2/3rds vote was needed, so I'm sure the BOD was not worried because they knew they would win based on Apathy. Mississippi is non-disclosure law, I hope that you, in good faith to your clients, tell them before closing, if there are covenants in place for an HOA. TELL THEM!!!!! Most real estate agents do not tell thier clients because the fact of the matter is, PEOPLE WOULD RATHER NOT LIVE IN A NEIGHBORHOOD WITH AN HOA. Because of this fact,,,,,,,,HOA's do not ''increase'' the value of real estate, but in most cases ''reduce the value and sell-ability'' of a home. HOA board of directors ''hide'' behind the ''do-gooder'' ''it will maintain your property value'' It is unfortunate what happed to the man in Madison, Mississippi. Making a violation of an HOA covenant ''criminal'' is stepping way over the line. That's a violation of your civil rights and cases like that should be appealed to the Mississippi Supreme Court.
Who decided?

I want to know who got to decide that all unvotes would be considered yes votes. There is nothing anyone can do about people who choose not to vote but I think that the 2/3 majority should be based on the number of people who do participate in any given election not the number of houses in the subdivision.
