I was forwarded the following emails. The email from the CC North resident originally went to Stratus/HEB and our CCHOA. I have removed the residents name. It appears that Stratus's reply is not 100% truthful with the resident.

Laurie Swan/Stratus, it's easy to try to deceive one person. The fact is, there are 2 HEB's planned for our neighborhood. They might not both be in Circle C, but they are each within 1 mile of this Circle C North residents home. (93,000 + 93,000 sq ft = 186,000 sq ft).

Stratus, I hope you'll come clean, apologize to my neighbor and schedule a real meeting with our neighborhood. We need an open, honest, dialog to find common ground.

Most of us want an HEB (1), we just don't want 2 oversized big boxes in our neck of the woods. Myself and over 200 of my neighbors who have signed the paper and online petition, would like to see a community sized HEB (http://www.PetitionOnline.com/CCheb/petition.html).

Begin forwarded message:

Dear CCHOA, HEB, Stratus Properties:

I am a concerned homeowner in Circle C North and very worried about two oversized HEBs being within one mile of my home. If there are plans to build two oversized HEBs -- this is entirely too much development. This is an extremely sensitive environment area and the area is already outgrowing the capacity of the road infrastructure.

Further, Circle C homeowners didn't oppose a big-box Walmart only to get two large HEBs instead.

One HEB is enough.

Regards,

REM

Stratus Response:

Dear REM:?

Thank you for? contacting us directly with your questions and concerns.

There are only plans for one HEB in Circle C.?
I'm not sure how this mis-information originated, but it is not true.? ?

I can't speak for HEB, but to my knowledge, the? only other HEB planned in southwest Austin at this time is? on a tract located on Hwy 290 @ 1826, and is intended to be a replacement store for the current store? at the Y? in Oak Hill.?  The Y store will be closed when the proposed 290/1826 store opens.?  The? construction of the 290/1826 store, as I understand it, is tied to the Hwy 290 road improvements, which are several years away from completion.?  Stratus does not own the land at 290 and 1826, it is owned by HEB.

Since you mentioned the? previously proposed Super Wal-Mart store at Slaughter and Mopac and to give you some perpective related to size,? the proposed HEB on our tract? at Slaughter and Escarpment will be 93K sq. ft.,? and the remaining village-style retail space (video store, bank, sit-down restaturants, etc.) will only total approximately 60k sq. ft.? ?  The former Super Wal-Mart store alone as proposed was approximately 200,000 sq ft., and I'm unsure what the total square footage would have been? for their remaining retail pad sites.

Please feel free to contact me at my Stratus email address (LSwan@Stratusproperties.com) or by phone, 478-5788 if I can be of further assistance.? ?  Thanks again for contacting us, and we look forward to working with you and your neighbors.
