Thanks for bringing these companies to our attention. I, too, have long felt the need for us to retain a competent, experienced management company to take care of the day to day affairs of the CCHOA. The current arrangement has proven, again and again, to be a source of dissatisfaction and complaints among the homeowners. It is long past time for a change.

A total absence of a competitive bidding process and evident cronyism in selecting service contractors characterized the actions of the past board. The new board was elected on a campaign of ethics and competitive bidding. Interestingly, in the month before the election that ousted Steve Bartlett, the old board allegedly entered into another, no-bid contract for ''management services'' with Denise Nordstrom. Full Circle Management, the company she and Susan Hoover formed, has already been closed down and Susan Hoover no longer is involved in it. Denise Nordstrom, never known for her availability to the homeowners, has further reduced the office hours she keeps. I have not read the new contract but am told that it contains a $50,000 ''golden parachute'' for her in the event that the new board determines that it is in our best interests to terminate it. If this is true then I am going to be looking into the legal steps that can be taken to remedy the situation. Perhaps that will not be necessary. I have also been told that the ten year lease of our offices on LaCrosse of which I complained in the lawsuit has been terminated as a result.

Have you gotten any indication of the pricing structure for the services offered by these other management companies?

I suggest the new Board to interview at least two to three association management companies to decide which one to use. These management companies would provide all the services we need except the decision making which should be made by the Board itself.

For the outside contracts, such as landscaping, the association management companies would handle all the bidding process and then let the Board decide which landscaping company it wants to hire.

The association management companies charge fees based on the number of the homeowners in the association. More homeowners an association has, the unit price would be lower.

I was told that for a homeowners association as large as ours, they can provide an on site staff at our request.
