Colonial Acres is nestled in what may now be considered the center of Memphis. Conveniently located next to I-240, the area covers over 2 square acres, contains over 3,600 homes and several apartment/condominium complexes. The area is still showing some growth with infill developments. Home values range from starters in the $60's to half million dollar homes, opportunities abound for singles and families alike to find a home of your choice. City schools in the area are exceptional, Colonial Middle and Overton High are both optional schools for the performing arts. Residents enjoy use of 3 parks, featuring walking trails, ball fields, even a community center with pool. Bordering the area is Audubon Park, Memphis Botanical Gardens and Dixon Gallery. Most any type of store is within a short drive. Family owned SuperLo Neighorhood Grocery is the daily stop for many of the residents, you may have to add on a few minutes to your shopping time for conversation, since you are sure to run into your neighbors.
Homes in the area were primarily built in the early 1950's. Construction is mostly of brick, traditional style with modernist touches. Most all have hidden treasures such as real hardwood flooring, phone nooks in the hallway and colorful ceramic tile baths. The sudivision developers insisted on a minimum of 2 oak trees per lot, even hired a landscaper with a mule-pulled cart to transplant trees from one lot to another. Actually, traveling southbound on Sea Isle from Quince or on Leatherwood at Sea Isle, you may notice the sidewalks were built around magnificent oak trees, these trees must be in the 75-125 year age range.
What really makes a neighborhood is the people. Colonial Acres is a really diverse area. We have original homeowners of over 50 years, that is years of residence not age and a recent influx of younger, professional couples. CANA has identified about 65 of our current residents who are original homeowners. CANA is so fortunate to have many who volunteer their time and energy to build a better community and city. Often, our residents are featured in the Commercial Appeal for their outstanding contributions within the Memphis community.

CANA, organized in 1980, and its predecessor, the Colonial Acres Civic Club, enjoy a reputation to be proud of. We began operation on a "shoe string" budget, followed by having grant money for two years, leading to the situation today where again money is scarce, so we ask you to pay dues for mailing the newsletter. Today we have a vigorous board; most people are employed full-time leaving little time for volunteer hours. If you can donate your time and energy, please volunteer to be the responsible person in your block, or in your zone. Diversity in the area is good and CANA must take the lead in bringing us together to meet our goals of a "clean, safe, and healthy" neighborhood.
To maintain and improve the dignity and integrity of the homes in the Colonial Acres neighborhood, to preserve the residential quality of the area, to ensure orderly and compatible land use in the area, to encourage homeowners living in the area to improve their homes, to encourage real estate investors with property in the area to improve their holdings, and to work together on problems and issues of common concern.
