I had some free time the other day and drove through our Community. BBF has to be one of the most desirable communities in Delaware County. Being the first development in the huge exapansion that is taking place now, we are close to everything. Grocery stores, mailing and shipping, dry cleaning, etc....I truly believe most everyone here shares the pride for BBF and their homes.

I have read many of the post recently. I was at a friends house the other night, and they asked if I had read the website. Having not done so, I decided to give it a go, and read the recent posts.

My opinion:

1. 90% of the homeowners here want to make sure this is the place anyone would want to live.

2. There are deed restrictions, and while they may be different, there must be some common language present.

3. These restrictions were drawn to protect the investment made in your home. It will be up to the HOA to determine how they are kept common, and how to make sure their is consistant compliance. This will not be easy, and will require the support of the homeowners.

( There are many comments back and forth regarding what you have the right to do etc..) I do believe you have the right to do whatever you want if you feel it will not impact the integrity of BBF. You have to make the personal choice as to whether it is in the best interest of your neighbors? Talk to them. If you make the decision to do what you want, in spite of the best interest to conform to the majority of the residence here, than so be it. I guess we will all have to live with that until there is agreement on the restrictions we need to follow.

I just think everyone should take pride in what they own, and want to share in the pride of a great community.

I am not afraid to sign my name to this, as I have always done so in the past. These are my my beliefs, and I will stand by them.

Stricter Restrictions

I believe most would agree with your message.

One problem with the weak deed restrictions is examplified by the house on Wayne Brown that I have seen at least one poster refer to numerous times. Fortunately I don't live near this house but if I did it would be very tough indeed. The house across the street is for sale and I bet they will not get the full market value of the house because of this.

The point is we all have too much to lose to either not enforce our currnet restrictions and to review/revist them for updates.

I for one am going to contact Rickert Property Management on this house to see if following the proper channels works in this case. There is no argument that this yard is ''unsightly''. They also have the garage fenced in. There is no way they should be allowed to open the garage door in this case.

We need to protect our investments because it's obvious that people are more than capable and willing to destroy it.

TO STRICTOR RESTRICTION

Sorry, but you cant review/ revisit resriction for updates without getting 2/3 votes. When you only get 12 people to show up to the hoa meeting, what does that tell you??? The fence is a cage inside the garage and have two dogs kept in the cage. They are not breaking any restriction on the fence or the garage. What I keep in the garage is none of your business. You think rickart really cares??? Only thing rickart sees is the money they are collecting for doing nothing...

I am an animal lover, and I hate to think that you, or whoever keeps their dogs locked up in a garage 24/7. I do pity the neighbors of the house in question.

Gerry was right, that 90% of the people here respect their neighbors. Why some people chose not to is sad, and we do need to have some common rules that everyone can follow.

Kind of like ''shirt and shoes in the restaurant please''. Does the person who writes with such a mean tone think he can just do what he, or she wants?
