I received in today's mail a letter from the condo developer stating that traffic impacts would be minimal. The traffic numbers he used don't seem to add up and appear to be quite low. For example, 44 units x 7 car trips per day = 308, not the 260 the developer claims. Also, the planned 44 new condo units, according to the developer, will add "only 20-30" trips to Dartmouth. That math defies common sense and leads me to suspect that all of the other assertions in the letter are false or misleading.

The developer also says that "20-30 trips per day is a small percentage of the traffic flow that already exists along Dartmouth." It seems to me this is the heart of the matter. There is already too much traffic on Dartmouth, Nielson and Hharrison. The planned 44 condo units will simply exacerbate an existing problem. Why haven't we heard of actions that will help ease already congested streets?

Where can we get some good solid information on the expected traffic increase? So far the city planners and our representatives don't seem to be concerned about addressing the existing traffic issues in the neighborhood. I don't think they'll be any more responsive to future traffic problems caused by the large number of condo units in the single family residence neighborhood.

Traffic impacts

Check out the earlier message on traffic impacts. The 20-30 trips/day is more realistic than the 308 trips that some in the neighborhood would have you believe. Also, if traffic is such a big concern, why hasn't it been a subject of other action by the homeowner's before now? Lobby for additional stop signs on Nielsen, etc.

44 UNIT NEW DEVELOPEMENT

I strongly oppose the proposed new 44 unit devlopement at 3001-3071 S. Colorado Blvd! The only way to exit this developement will be thru our neighborhood! This is a r-1 zoning and needs to stay that way.

Inappropriate Condo Development

I read the proposed rezoning application and I think....this developer is way off base and the plan needs to be modified. The density proposed is totally inappropriate for the neighborhood.

Right now there are 6 single family homes occupying that site. These will be scraped and replaced with 44 condos. This is more than a 7 time INCREASE in density. People are fooling themselves if they think the surrounding streets will not be adversely affected.

Of course there will be more traffic. 44 condos times 2 people per condo is 88 potential cars (plus visitors) that travel the surrounding neighborhood running to the market, to jobs, to stores, looking for parking that won't be provided by the developer at the site.

The project itself looks attractive from a visual standpoint. This I can commend the developer on. The homes there now are rentals and the landlords put their properties into decline. A redevelopment can only be an improvement.

Once one inappropriate project of this nature falls though, a precedent has been set. Across the street from the subject property are homes under similar ownership and also awaiting redevelopment. It's time now to voice our concerns. A 2x increase is density is appropriate for the neighborhood. A 7x increase is NOT.
